Pam, great research. When did you come out of the last RE Slump in your market, ws it around 2000? The numbers look very simmilar. How are the price comparisons for this period?
Endre, In 2000 we started feeling a positive change in our market. By 2001 we really started feeling it and it steadily increased from there. From 1996 through 2000 our market was slow. 6-12+ months on the market was not unusual. Much like now, except we now have a much larger supply of product and many more properties are over 1-year on market.
Love the chart, Pam. It confirms what I have said about real estate in my two areas where I have lived in FL (Orlando and Jacksonville). I began my real estate career in 2001 and it feels a lot like it did back then - except as you way for the larger supply of homes on the market. Builders were jumping through hoops to get people to buy houses, buyers were reluctant and sales were slow. You really had to work to make a sale. Hmmm, sounds familiar...
