The question I have is:

Were there few to no homes sold in the upper price ranges because no one was buying in that price range?  Or, were there fewer homes in that price range to sell with home prices declining to lower price ranges???

Lenn, your question is best answered in numbers for the price range $2million- $2.5 million:

2005- homes listed - 7, sold -4

2006- homes listed -7, sold - 1

2007 - homes listed -8, sold -1

2008 - homes listed - 3, sold 1

As the market slowed, fewer houses sold, even as the inventory remained the same. This year sellers, perhaps having recognised this market dynamics, are  not even listing their homes, and so the inventory is reduced. The history of the homes that did not sell is a story in itself -I plan to write a post about that. The best post title would be "What were they (sellers& agents) thinking?"
