Many Realtors are seeing the advantages of hiring a Home Stager... and yet there is still a large majority of Realtors who don't.  Many of whom I have spoken too have been the Buyer's Agents.  They see hiring a Home Stager for only one purpose... to stage a home that is already or soon to be up for sale.  But now, that's changed.....  Buyer's Agent can also reap the benefits!   My company, Casa Bella Concepts works with Buyer's Agents and Loan Officers alike and decorates one room in the new buyer's home.  Yes, you read correctly,  I'll work with buyers, agents and loan officers and after choosing which room is to be decorated, we chose paint colors, furniture and accent items (usually items they already have, unless they decide to purchase new items) and get to work. Therefore once closing commences.. we can begin work and usually within 24 hours the new homeowners can walk into their new homes with one room completely unpacked, painted and decorated!   I can't tell you how much the new homeowners appreciate the hard work and truly love the gift their agents have provided them!

I was going to ask the same question.  What type of cost is involved.  Also, how you do know that's what they want in that room.  What if they had other ideas?  I love the idea though.

I charge a flat hourly rate of 65.00 per hour.  Often the Buyer's Agents I've worked with will pool their gift money with their Loan Officers since many have a strong relationship and therefore they usually chip in a few hundred dollars each.  

 

Depending on the clients many opt to do most of the painting themselves and just want me to do the decorating.... but I am very much willing to have the painting done myself with the help of the Buyer's Agent or if this is not feasible, then I hire professional painters.  In terms of the decorating and design ideas for the room... prior to starting the decorating I meet with the buyers and talk with them in terms of likes, dislikes, we select paint colors and discuss how they want the room to look... and then I will travel to their existing homes and we together select key pieces that will be used in their new space.  Therefore, the new homeowners definitely have a voice in how their new room will be decorated.....

Malie, Good post! The value of home staging can make the difference between sitting on market and selling. It's worth $65/hour and the sellers will listen more to a Home Stager than they will their agent!
