My Personal Formula for Great Property Booklets!

Whenever I get a new listing, there are a lot of things that need to be done. Post it to all my marketing websites, record the new talking house and 800 number script etc. But the one thing I do that sellers really appreciate is the property booklet.

It's also great for buyers who are viewing the home. If they are going to see multiple homes in one day, and my listing is the only one they walk away w/ somethihng to remind them of all the great features, my chances of them deciding on taking a second look greaten.

I'm fairly positive most agents offer something similiar to this. But just in case this is a new idea to someone, or maybe your not happy with what you put in your booklet, here is what I use....

Page 1 :

I created a format in Microsoft word with simple headings such as " A Wonderful Place to Call Home" and underneath that I place a picture of the home with my trend description underneath that. At the very bottom I insert a picture of myself & my info next to it. The page looks like this. FYI - These are all in color in the actual booklet.

Page 2:

On the second page I put some property info and some pictures of the home. I put information such as Area, Style, Bedrooms, Baths, Lot size, Age, Basement, Taxes, Exterior, Roof, Heating, Air Conditioning, School District, Water & sewer. Then I put 4 pictures, ususally main floor rooms such as Kitchen, Living Room, Dining Room & Family Room. It looks like this.

 

Page 3: Is all pictures. I use Bedroom shots, Bathroom Shots, and sometimes back yard or deck shots. It looks like this.

Page 4-6: This is where I put the First American Home Buyers Protection Corporation booklet. It's 3 pages, and it explains everything about Home Warranties. It looks like this.

                  

Page 7  - ??

These pages are the school district reports for whichever area the property happens to be in. Some bigger areas can be 5-6 pages long, and smaller ones could be 2-3, all depending on the amount of private and public schools available in the area. It looks like this.

       

Page 10 - 15: I insert the properties Sellers Disclosure. I'm sure every agent knows what this looks like, but just in case here's what page 1 looks like.

Next goes my personal guarantee. This will change for agent to agent but here is what mine looks like.

Last but not least. The back of my booklet is the home page of my personal website, www.glenrussell.com. My front and back pages are printed on card stock and then I bind it with a binding machine. I ususally make about 10-15 booklets for the first batch, and then I send them out in packs of 5 at a time.
