Depends where you are in the Lower Mainland it may take you an average from 7.2 months to 18.8 months to sell your home.

Sellers in North Vancouver still seem to have the best shot at selling their homes quicker than elsewhere.

Luxury home market in West Vancouver is slower. Sellers need a lot of patience and some good preparation to sell their homes.
It is not like nothing is selling. There are 31 homes on average, being sold in West Vancouver. Cool heads should prevail and sellers have to get reasonable if they have to sell. Buyers are well informed. They probably know more than sellers what is goingon because they see other homes and can compare properties from a different point of view.

Some of the homes in West Vancouver have been listed for a long time. Several have been listed close to a year, some longer and the longest on the market is the following listing at Strachan Point.
Why would anyone have their home listed for 612 days??
Do they want to sell? maybe they just enjoy buyers popping by to have a look.
Anyway, here is the listing, maybe you want to make an offer?
