October Stats for Hampton Roads

Well, if you listen to the news everyday (which I do, unfortunately) you would think that Armageddon is near and we should all bundle up in the fetal postion and just wait for the earth to open and swallow us up.  Well, that is not the case.  I am with buyers everyday who are starting to say, "This is a great time to buy a house!".  I've been beating this drum for 2 months now on the topic and the people who count are starting to realize it.  Here are the stats for Hampton Roads in October:

Homes Closed in 10/08:

Southside       1,077
Penninsula        413
Total               1,490

In general, home prices are the lowest that they will get.  Sellers can only go but so far.  At least in our area, buyers are beginning to realize that this truly is the best time to buy a home.  Please contact me if you're in the market to purchase a property.  The odds are on your side.  Everything is in your favor.  I just closed a transaction yesterday that closed $185k below the appraisal.  What are you waiting for????
