Hello local readers.

Here are the numbers:

Our Local market contiues to be a buyers playing field. There has been a steady decline of buyers as well as listings. At the end of October we had a new listing inventory of.

40,206 ( 9906 south-side) NEW LISTINGS as compared to 2007 numbers of 44552 (10700 south-side)

and a sale inventory of

16696 (4682 south-side) SETTLED SALES as compared to 2007 numbers of 21009 ( 5647 south-side)

We are much closer to the 2006 inventory levels but well below settles sales levels for 2006.


Over all with a shrinking inventory it would seem that we have a market change, buy look deeper. Buyer traffic is declining still faster than inventory.
