Selling your home is one of the most important decisions you will make in your life. How much is it REALLY worth? How long will it take to sell?

Sellers should know that there are certain factors that are within our (Realtors) control and some factors beyond our control when it comes to setting the price.

Those factors within our control are:

  • The appearance of the property.
  • How aggressively we market the property.
  • The asking price.

Factors outside our control are:

  • Location of property.
  • Size and local amenities.

It's important to accept those factors that are beyond our control and focus on the pricing and preparation. A property priced at market value will attract more buyers than a home priced above market value. Consider that a competitively priced property will also attract a greater number of potential buyers and increase your opportunity for a quick sale.

Through detailed comparisons between your home, recently sold homes, and other properties currently on the  market, together we can determine what your home is really worth in today's market. In the industry this is called a Comparative Market Analysis or CMA.

My husband recently declined a listing from a seller who simply inquired, "Can you sell my home in 30 days?"

His response was, "How aggressively are you willing to price it?"

The prospective seller's response was, "I own it free and clear but need $300,000."

Comparables are at $225,000 for floor plans bigger than his with golf course views. He wasn't willing to budget. With apologies to Kenny Rogers, "Know when to hold 'em, know when to fold 'em."
