Janna, you are right on the money (pun intended!) but there's another element as well.  How many times have you heard recently - "lending standards have tightened up!  It's HARD to get a loan these days."  For 95% of the buyers, that is just not true.  FHA loans only require 3.5% down, take you up to a $271,000 sales price in the Spokane area...and they haven't changed their guidlines at all!!

The only people having a hard time getting loans right now are people who do not report their income to the IRS (and frankly, I don't have a problem with that) or investors.

There's no reason not to buy right now.

Michael - That's a good point you make.  I think people are waiting to see how low home prices will go but it won't be until they are on the rise again when we'll know the answer to that.  Meanwhile, how about those interest rates!

We heard the reasons why buyers wanted to wait:

  • The prices are coming down (they are, they did, still going)
  • The interest rates are coming down (wow, can it be any lower than where they are today?)

But now, the new reason is: we are concerned about the economy and not sure about our jobs.

Fortunately, serious buyers are seriously looking, and they realize the this is the time to make their move.

Let's wish them well, and let's be there for them, every step of the way.

I think this part of your post needs to be repeated:

Hi Janna!  You took the words right out of my mouth!  I just heard a recent buyer interviewed last night on a real estate story and she said that she and her family were buying up everything that they could possibly buy right now.  She said, "So what if we have to hold on to it for 2-3 years!  I'm going to make a killing in 3 years when I sell them all!!"  I said AMEN to that!

There's no doubt about it.  The current time reveals a window of opportunity like none seen in a very long time.  Loads of inventory, coupled with great prices, and low interest rates. . .What's not to love :-)

Great quote Janna, that says it all.  A few brave people willing to make a move will reap the benefit of these great prices and rates.  The nature of our system is those that are willing to take the risks will reap the greatest rewards.  But I think there is still a huge upside with not much risk left.
