Expired Listings - are you in contact with them ?

Part of our marketing plan in 2008 has been to consistently contact listings that have expired.  As a result, we have had many settlements this year from this approach and are currently marketing some listings now as well.

It is not an easy task as when I show up for a listing appointment from an expired listing as I will see a whole collection of letters on the table and I wonder why they called me ?

A listing just expired in PhiladelphiaI guess the bigger picture is that it really does not matter who they called but it is obvious that something went wrong in the last 6 months or a year with their prior listing.  The bottom line is that these folks need our help.  And I am happy to help them.

With the picture to the left, just imagine "listing contract" replaces "warranty".   I must send out approximately 15 letters per week and that is only to our target market.  Especially at the end of the month is when most listing contracts come to an end and thus when most expire.

What better way to market yourself and your company is to go right to someone that wants to sell but for some reason things did not work out in the past ?

 

In my opinion, there are 4 main reasons why the property did not sell before:

1.  Improper Pricing

As an expert listing agent in Philadelphia, I will make an assessment of what went wrong that did not allow this house to sell.  Often times the price is out of whack.  The price could have been recommended by the previous agent who may have made a mistake or it simply could be a seller with unrealistic expectations.

2.  Lack of marketing and advertising exposure

Often times, I will see that the listing only had one photo or no photo at all !  The desciption might be non-existent as well.  You know in your heart the only thing that the prior agent did was to have someone put it in the MLS and that is it.  This is where the benefit of Active Rainers and expert internet marketers really shine.

3.  Not easy to obtain access to the property

As far as showings, maybe the other agent had a key in their office on the other side of town.  Or showings were only allowed between 3 and 4 on Tuesdays and Thursdays.  Either way, this is typically an easy fix.  Our office uses eshowings which really helps get all appiontments confirmed as well as keeping a record of each individual appointment.

4.  Property has a stigma associated with it.

As far as stigma, if there is a stigma, I believe there is a buyer for every property, as long as the price is right !

Either way, when we contact a listing that has recently been expired, all we do is send a professionaly crafted letter and a flyer to the owner.  We do not cold call and we do not door knock.  I think from just having a presence in the neigborhood combined with our letter gets us those phone calls over our competition.  It is a great phone call when this seller reaches out and  says "I received your letter regaring my property at ABC road.  Can you help me sell it ? " .

Andrea -  Congrats on your success working expired listings and the new one that you are about to get.  Your approach makes sense in terms of going after the ones that make the most sense to you.   We do something similar in terms of reviewing the prior MLS sheet of the expired listing (location, price, etc...)

Dorie - Yes, it is important to note that something went wrong with the prior listing.  I think in this market there are sooo many more expired listings that it makes sense to include this as part of a marketing strategy.  And yes, based on our time constraints, I do refer some of these leads to our team so we have a bit more leverage to do campaigns such as this.  For our team folks, even if the appointment does not work out, that is one more live seller that they get the chance to harness their presentation skills and answer objections.

Michael - Glad this approach works for you as well !  I think it shows quite confidence.  I think the door knocking approach can work too but that is just not our style and besides, we do not have the time.

Thank you for the great advice on Expireds. I haven't contacted expired listings before but alot is going to be changing in my market campaigns for 2009.  I plan on having the biggest year ever!

Hi Christopher and Stephanie, the best thing about expireds is that you know they want to sell! I watch for expireds all the time and pick the out ones that I feel would be good listings and the types of homes that I want to market. I find the best approach to getting the listing is to get in the car with a listing package and drive over, knock on the door, and introduce myself. Expireds get dozens of letters from agents---going there in person makes you a standout...

I've been sending out letters to expired and withrawn listings for the past few months...sadly I've not recieved any calls yet...I'm thinking I may need to tweak my letter....I try to keep it short and to the point., but personal, rather then generic sounding........anyone out there have any suggestions???...You know what they say...you wanna be...1st love, 2nd wife, 3rd realtor...!!  LOL

Robert - Rock on !  I think 2009 will be a turnaround year and as agents, the one who work hardest in the first half of the year will be well rewarded !

Jim - I can see how you would be good at them.  Getting an expired listing sometimes is very smooth as the seller is ready to listen and can be very smooth.  Im suprised you do not go after this segment more.

Roland - Yes it really is amazing how many listings expire or are withdrawn these days.  I also show that at listing presentations to show how difficult the market can be without the proper pricing and the right agent !

Steve - I call that "fluff".  I think even with new listings, sellers can experience this fluff when agents overpromise that they are working with all these buyers.  I know because we have lost a listing or two to this fluff over the last year or so.  Often times that same listing comes back to us later !  Overpromise and undeliver leads to expired and withdrawn listings and certainly does not do well for residual and referral business !

I too have had great success with marketing expired/withdrawn listings, but this year I have been much more selective in who gets my letters sent to them.  It's not everyone and anyone anymore.  I really take the time to research who actually has equity in their homes and who has homes that look like they will actually sell.  A few hours of research here will save you money and headaches in the longrun.  I have been saying for years that Expired and Withdrawn listings are the best kept secret in real estate if you market them effectively...

Matt - good story ! I like our approach as well with this.  It is more low key.  I think door knocking is okay too to be more aggressive but we just do not have the time for that.

Thea - Love your enthusiasm !  That is great.  Integrating targeting expired listings into a marketing plan for 2009 is pretty easy I believe.  Good luck !

Roy - I agree going there in person makes you stand out !  Some sellers will love it, others will be turned off... it is what it is !  We try to have our letter stand out and our entire marketing message stands out by having more name recognition right off the bat.

Joseph - Thanks !  2009 will have numerous expireds and withdrawn listings.  Thus, it only makes sense to include this segment as part of goal setting for 2009 !

Simple, I do not feel the market has bottomed just yet.  I found the key to be very selective in what I chose to persue, and only to take listings that have been on the market at least 3 times.

Chris, It's my goal to work diligently on Expireds for 2009. I'm now just starting out on this avenue as another source for more listings. I hope it will run smoothly. I take some time to study the expired listings instead of just mass-mailing them. I'm pretty sure most Expired Sellers cant notice me that way but I do hope that my sincerity to help will show up in my letter.

Suzanne - Stay with it, consistency is key.  If you are doing other farming in the area sometimes that helps as they would already have a piece and then your expired letter.  Tweaking the letter may make sense too.  I think our flyer helps differentiate ourselves versus all the other letters that the seller can receive.

Don - Very true.  And as Suzanne said, it is great coming in as the 2nd or 3rd realtor !

Michael - Sounds like you have a good marketing plan set up.  Congrats !  Shhhh - I guess we cannot tell too many about the secret.  It is good that you focus your letters too as well.

Great article.  I too farm expireds.  I have gotten five new listings this past year through expired letters.  Out of those 5, I have two close and one is still actively on the market.  The key here is consistency.  I once got a listing and the seller told me the reason why they gave me the listing was because I was the only agent that sent them a thank you note after the listing presentation.  People love to receive snail mail that is other than bills.  Old fashioned values really do work.  I will continue to farm expired and know that 2009 will be better than 2008.  Have a great Christmas and good luck to us all in 2009

Happy New Year! There were 198 expired listings TODAY on the MLS - some are bank owned, new construction, etc., so it won't do any good to mail a letter to the property...what are your thoughts on these types of properties?

Dawn - The end of the year always brings abou a tremendous amount of expired listings.  I agree that it does not make sense to send a letter out to those types of properties unless you have a decent address.  If it is just the property address that comes up, then I would pass.  But certainly within your 198 popluation, I would focus on many of the properties that are in your focus area.  New construction works to try to make progress with the builder or developer unless they have their own in-house folks doing the marketing.  Good luck !

I also added over 30 listings just today in my result set for a letter to go out in the next week or so.

Very good article...I strongly believe that working expireds is a goldmine!

Typically, you don't have do as much wooing during that 'dating' stage when you meet the homeoners and in most instances, there is the need to get back out there and list again. Right now, I work with a company called Leadsenders and they basically scrub numbers for me so that I can contact as many people as I can each day. If you're not working expireds, you're definitely missing out on a huge earning potential.

Margot - ABSOLUTELY !  There is a big opportunity right now with all the listings that expired at the end of December.  We just mailed out approximately 50 letters of expired listings to those areas that we specialize in.
