Bad Customers or Clients

By
Real Estate Agent with RE/MAX ACCESS

Been thinking about this since yesterday's experience with American Airlines.

When we have a client that takes too much time and leaves of needing time off before we deal with our great customers and clients, what can we do?  I have referred these people to other agents that might have a more compatible personality.  I think this saves our mental state, saves at least a percentage of our commission and may leave us with a past Client that respects our ability to meet their needs and not just our own.  No matter what we will live longer not dealing with that person that we just don't work well with!

I have heard of people doing this with listings that are about to expire and they knew that they couldn't keep them.  Why not get a referral fee and recommend another agent to them?

Good idea. I had a coach once tell me that every month I should "fire" my worst customer. Referring seems like a better way to do it.

This is an interesting solution, and it goes back to the basic fact that there are all kinds of people, and part of our job as professionals is to know when we are not the right agent for the particular job.  It doesn't mean we're a bad agent, and it might not even mean they're a bad client...they could be a great client if the "energy is right."  Long ago when I used to teach University I finally realized that I was not always the "best" teacher, with my serious style...there were lots of students who learned better with the teacher next door who liked to clown around!  Yet other students would only go to my classes as they found my style compatible with their needs.  If we are open and honest we can see that it's ok to not always be the best match for someone.  Great blog, thanks!

On a listing, the new agent finally gets the seller to agree to the price reduction that you have been trying to get from your seller. You can try and match the seller to someone who is better suited to their personality.

Marcy...was that coach named Mike or work for Mike?

Rich ... I think they try and set it up that the new agent will require a price reduction.  You have just built a better relationship with a coworker!   or is that a co-1099er???

It's not worth dealing with people you don't want to work with.  If you know a seller is not going to re-list with you, it is definitely a good idea to refer it to someone else and get a referral fee. It's a smart strategy and not enough agents do this probably because they assume they are getting the re-list and by the time they approach the seller and find out they aren't, it's too late and then don't have the chance to refer out.

I'm not sure I'd want to refer "bad" clients to anyone in my Sphere of influence, because I want to work with them in the future. Someday, how would I know they weren't passing along a bad customer to me?

Better just to walk away. The consumer can then figure it out on their own. Just be sure to alert the others at your company to be cautious. Remember, you can always bring the buyer if the home remains on the market. And hopefully the buyer will be a client you like!

Life's too short to deal with bad clients. There are plenty of good ones to go around!

Fabulous idea! I would want to be totally honest with the agent I'm sending the nutty sellers to - and if things have deteriorated between you and the sellers, they may not be amenable to your referral, but hye, it's worth a shot.
