Wasted Time

Today I received an opportunity call while in the office,  To show a home to a customer who claimed he was NOT working with an agent.  I asked him when he wanted to meet and he said now.  So with not much else on my plate I decided to take the 30 minute drive to the house to show it.  I go to the property and did all the normal things opened doors, turned on lights etc. I had been waiting for about 15 minutes for him to show up when a lady approached the door I opened it assuming it was his wife but little did I know it was HIS AGENT!  I told her he called the office claiming he did not have an agent and wanted to see the property she said she knew that and had already spoken to him about it.  So after wasting about 1hr and a half of my time and with no apology from the agent or the customer I headed back to the office to vent on active rain lol. 

One good thing is that gas is only $1.50 versus the $4 dollars it has been

I rarely make appointments to open a home in 30 minutes or less. I would have scheduled them to meet me at my office first. I have wasted so much time doing things like this. No more for me!

yeah and normally i wouldn't have done it but they were at the house and i felt like it was a good opportunity for a new buyer client

You left????    Was this your listing?   If not, okay, there is some explaining to do and there are just times in business where we chase dead-ends.  It happens and to be upset about it does no one any good.

However, if this is your listing you should have stayed and showed the house with the other agent.  You should know more about your listing than anyone, so present the house, point out the advantages to the potential buyer and the other agent (who might bring other buyers).

The listing agent is uniqulely qualified to show the house approrpirately.  And you can do it, with practice, without offending other agents.

Things will be better at least you asked the question.  Laura Jefferson hit the nail on the head have them come to the office first if their not willing to do that TRUST ME run the other way.
