According to the Listingbook database, 12 homes sold in Port during December at an average price of $752,00 (compared to 5 homes at an average price of $719,500 in November). (In Nassau County, the December 2008 average sale price is not yet available on the MLSLI website; the average sale price of a home in November was just under $500,000.) Port sellers received an average of 90% of their original asking price (it was 93% in November). The average days on the market for homes sold in December was 158 days (184 days for those sold in November).

24 S. Marwood Road sold for $400,000There are currently 26 homes pending sale and there are another 127 properties for sale in Port. I cannot establish a trend with only two months of data, but the increase in sales and sale price is somewhat encouraging. Note that sellers received a slightly less percentage of their original asking price in December, and the homes sold in December were on the market an average of 26 fewer days.
