Greetings from the SC Lowcountry!

We are most fortunate to live and work in this slice of paradise. Weather has been moderate thus far this winter with some cooler weather anticipated later this week. Cool means in the 40's! January's average daytime temperatures is 55 degrees. Depending on wind direction, it's warm enough for a stroll on our 13 miles of beach or a round of golf at any of the 20+ courses here on Hilton Head Island alone.

Financial News Update:

Smart money says that now is the time to buy! I can't say it enough, Prices are down, Rates are down (5% +/-) and there are a lot of property owners who would love to sell. I urge you to consider that home or villa you have been dreaming about. It just makes sense.

I would also highly suggest that you contact your favorite Beaufort County Lender to begin the process of getting a Pre-Approval for a loan. You can not make an offer on a Bank Owned Property without one and it streghtens any offer to a non bank seller.

What does it all mean? Where do we go from here?

Thanks to Mr. Obama and his new Democratic Congress, we expect that the mood of the country will become increasingly positive and fear of a financial meltdown will begin to wane as the programs and stimulus packages enacted begin to take hold.

Isn't the price of homes and villas going to keep coming down? Yes and No. Yes there is speculation that prices will keep falling and there is speculation that the Hilton Head market has stabilized. But at current interest rates, monthly mortgage payments will still be less at today's prices than if prices were to fall another 10%.
