Hello everyone! The new trend this spring seems to be purchasing large tracks of land for long term investment.

In a growing area like this, where you can still find  ten to fifty acres of land within a half hour drive to Charlotte under five hundred thousand dollars, the New York crowd has noticed and they are looking to buy. I think that with the announcement of Donald Trumps idea to build a luxury high rise in Charlotte the rest of the world is really noticing us! I am currently helping two such investors in the Lake Norman Area with large tracts that are dividable. The return in five to ten years on these investments will be enormous. You just can't beat this area for growth potential.

Yeah, I think investment real estate is so much cheaper here than the rest of the country. I have clients looking too, but I think that the buyers think this is the hee-haw state and we all live in the woods (and that it must be real cheap here). I can't find the ROR for the clients I have and feel like I have wasted my time looking for something that doesn't exist. Many other realtors have told me that the best deals sell before they even hit the MLS. So, I take it that you have to search the GIS and tax records on a consistent basis and just knock on doors, trying to get farmers to sell divideable land???

Chris:  Just checking in to say hi and encourage you to get involved here on AR.  You've got a great perspective on investment properties that I for one would love to learn more about.  I'm finding that investors are coming from the West, North East and Midwest but are sitting tight to see if our sellers become more realistic in pricing.  What are your thoughts?

It would seem that people have decided to lay low and try waiting out the market. However sellers of this kind of property don't allway's have to sell and are also willing to wait out this market. With that happening I feel that buyers may find that they should have pulled the trigger now when they think about it in a year or two.
