  In a nutshell, we want to partner with Realtors to do all of their short sales at no cost to the Realtor or client in default.  We are the shortsales experts. In fact, we have been doing short sales in the are for 4 years, long before it was "the thing" to do.  More importantly, 80% of what we do come from referrals, and I will tell you .  When you (The Realtor) negotiate with the bank, they will usually negotiate your fees down, you may be lucky to get 4%.  In addition , you will be spending hours on the phone trying to deal with the bank.  I would guess you are spending 25 hours a week with following up on the phone trying to deal with the bank.  This is not always the case.  However, if you have ever done a short sale, you are well aware that it can be extremely time consuming. Making calls, being transferred to various departments, and tracking down paper work can be quite tedious.  Our team will take the burden from you and allow you to make your listing commission, providing, we are successful in negotiating the short sale and we get the property sold.  It' definitely a win win situation for all parties involved in the transaction.

Your First Step:  Arrange a meeting between your clients in default and an associate  from Divine Help LLC or Turnkey Solutions to get the necessary documents filled out.  We then have you list the property for a price we feel we are going to get the bank to accept.  This price is much lower that the market value, which will make it easier for you to find buyers.  The buyer will be getting a great deal on a property and you will be making your commission, but we did all the negotiations.

You may ask, What Makes us different from other short sale companies?  We are going to purchase the property at the negotiated price we get with the lender in default  Therefore, we can submit a short sale right away and do not have to wait for a buyer, We are the BUYER  That separates us from traditional short sale companies who may ask you for a fee for their services..  Furthermore,  we will then ask you, the Real Estate Agent to find a buyer at the new discounted price making this a big time opportunity to re-list the property and earn another commission once you locate a buyer.  Does this not sound like a Win Win situation?

I have never gotten less than 5%.  And I guess I have been lucky to never spend 25 hours in one week on the phone.

I hear the norm is 5% if it's less than five mostly likely it will be harder to sell.  Ohter agents want to see a higher commission  when looking in the MLS.
