Bet you never had a closing like this one!

I should have known we were headed from trouble when the County records indicated the property owner was "I AM".  If you know your Bible you should know that means the seller changed her name to essentially "GOD". 

It was a short sale and she was walking away with nothing.

She didn't show to sign her paperwork.  It turns out it was a last minute ploy to get some cash from the buyer for "furnishings".  She wanted cash for her deposit on a rental home, first month rent, and moving expenses.  (I learned of much of this after the fact.)  The buyer agreed to her demand to bring an envelope with $100 dollar bills to the closing table. 

A tussle occured when she asked to see the envelope, she grabbed for it, and managed to draw blood from the forearm of the borrower.   She then reportedly slugged the escrow officer, and barricaded herself in the escrow office demanding the envelope and refusing to sign closing papers.

The deal never closed.  My borrower found a better house with a nice seller.

Well I did have a seller who was lets say not all there.  His daughter was acting with a POA to sell his house.  He was still living in the home with his daughter.  It sat on a hill so he could see anyone coming.  Whenever the house was scheduled to show he would go out on the front porch with his shotgun to discourage them.  House never sold, gave back the listing, never could overcome that one

Amazing what people will do when they are desperate + insane.  I thought I had seen a lot, but now I am wondering what will happen next.

That would have been fun just to watch. My worst so far was when the Buyer was upset because the Title Company made a last minute change to his side of the HUD and he was going to pay an extra two dollars and change. He grabbed the paper work and started tearing it in half. I stayed calm and asked the closing agent if she had an earnest money release he could sign. She left the room to get one and when she returned he apologized and closed.

Bob,

Cops came...but no one pressed charges.  They just wanted her out of the office.  Two days after the failed closing, my borrower told me the seller called him and asked if he still wanted to go forward.

He bought a different house.
