Rightsizing - Getting It Right The First Time

In this economy, purchasing (from small items to large) is all about options and making better purchasing decisions. Today's buyers want options, but not just any options, they want "smart" options. 

Nowhere is this more true than today's housing market. Despite dire reports in the housing market, people are buying homes. And they are buying smart. One component of a "smart' purchase is one that includes the concept of "efficiency."  It has, in fact, not only crept into our thinking but is now is a guiding force in the decision making process.

Some traditional guidelines are tried and true- location, sales price, number bedrooms/ bathrooms, kitchens (with modern appliances), & school districts all are driving factors. But buyers also want a home that is efficient both in terms of floor plan and efficient use of the buyers' time & resources.

What buyers want is that happy balance between too small and too large, they want functional and fabulous at a good price. They want it is right sized. Finding a floor plan that maximizes the use for the purchasers' footprint hits all sorts of buttons on buyers' lists. Conversely, a floor plan with choppy rooms, or large formal living rooms and tiny family rooms that have no flow is not putting to use the concept of best use of space for dollars spent.

Buyers also expect a home that is well maintained. A seller that has differed maintenance will find many challenges from today's buyers. In fact, a home may be disqualified from a buyer's list if a buyer has to spend their time and their money to go to maintenance of the house. It is just not an efficient use of the buyer's resources.  Truly, another, more efficient house (read option), will come along.

You may not have a "green" house but if you want to appeal to today's buyers make sure to show the maximum efficiency of what you have.
