i THINK THAT WHAT I see stimulated are agents! The ones of us who want to be successful in representing our sellers are being very straight forward with our clients who are considering selling there homes this Spring. Most agents that I know are always honest, but right now, it is important that the good agent takes the initiative and does not let the seller believe falsely that he "might" be able to price his home high and get an acceptable offer!
What I see is that over prices homes, no matter how great thy are are not going to get the showings needed to procure an offer. This is very important right now because, nice homes all have nice features, therefore marking the features really does not help the seller. Price is the motivating feature currently due to the number of homes on the market including brand new homes! Lest we forget, the buyer always sets the price unless houses are in a shortage period (which can be area specific). Very important to price it right at the beginning!!!! I cannot stress this fact strongly enough.
This is a time when agents have the opportunity to really take the lead and be professional. In fact, it is those agents who will come out on top as time goes on.
