COLOR CAN COST YOU A SALE!! **www.patricia4realestate.com**portsmouth NH Real Estate**

Color can change how you feel about a house and has an instantaneous effect I've heard.  Have any of you gone into a house and been turned off immediately?

I was in a great house the other day but the color scheme just turned off my buyer and myself! Yikes...not all of  L o v e purple and red for a bedroom...right! Well that was the end of that house in a hurray. Some people just don't get it .  A natural, soft livable color will do lots to help your house sell and sell quickly. If you are market your home you'd be wise to change the purple and red rooms to soft yellow or beige. Pick a color scheme to complement your home. You'll be glad you did. I absolutely agree that colors can make or break a sale.

When I used to represent sellers and I saw unusual colors, I would advise the seller to paint the room before the first showing in a neutral color, if they said no, then I would prepare the buyer before going in that they might want to change the colors especially  in one of the room. I actually had a buyer say to me "Oh it's not that bad as you said, I can live with it."

You never know the tastes of some people!

Sellers tend to assume that buyers can get apst bright or dark colors. Not everyone can, so why create an objection. Paint is the cheapest thing with the most impact.

Hi Patricia—I've studied the Psychology of Color. It's amazing the influence/impact it has on us. Lara is right, paint is inexpensive and can make all the difference with buyers. I can see beyond the color, but many folks can't. An important lesson for buyers! Thanks.

Color is a critical element, but when I'm working with buyers I stress to them not to be distracted by color, paint is cheap and  you can get the interior of the house painted for about a thousand dollars down here.  I tell my buyers that we'll get a decorating allowance from the sellers at closing to cover the painting costs.  In todays economic environment I have not had a single seller refuse  that request.  As a buyers agent you have to get beyond the first reaction to color and remind them of the big picture, the house in general.   Obviously this strategy is for a resale and not a forclosure.

Hi lara,

Thanks for your comment on my blog about "color" withing the house. Yes...it's an easy fix but it's a fix, a pain in the butt and inconvenient.  I think like anything, first impressions are the best.  Just my opinion.

I appreciate your time.

Thanks, Patricia Aulson/Portsmouth NH Real Estate
