  2. Years of experience. I have been successfully buying and selling homes in the local market for 9 years. I have connections throughout the mortgage industry with the best service providers, including title agencies and home inspectors. This will help you set a competitive asking price and help you negotiate a fair price for your home. This allows me to make impartial judgments on all aspects of the process from home preparation to sales price negotiation. (I can honestly say that I'd turn you down now... rather than let you down later. I won't let emotion get in the way of your financial winnings )

Good post. If the Fsbo is experienced and prices it right and is lucky, he can save money, but many buyers who buy from them are looking to save the same money.

Vincent - Great post, and you shouldn't have any problem attracting FSBO's.  Most people trying to sell FSBO are uninformed about how an agent can actually sell their home faster and for more money.

Good Ad, but unfortunately with no disrespect intended, it is a hard sell to convince people in the current climate that an expert or professional is what the average person needs. The recent financial turmoils have caused people en masse to reconsider whether the so-called professional route is really the best way forward in real estate, financial planning and many other areas which relied on businesses convincing individuals to let them handle their business.

The way forward I believe, is to become more transparent, by engaging the client more and respecting their apetite for involvement. Give them the opportunity to save commission by advertising with marketing groups like ours or even do it yourself to demonstrate your proactivity.

At the end of the day if you are right and you really are so much better at finding a buyer, you will make the sale, get your full commission, the seller will feel empowered, and we will have sold some advertising space!!

FSBO is here to stay. Keep telling people they are foolish to try and save money and you will drive them away. Take the best out of both methods and combine them with your selling skills and you will creat a formidable and compelling sales pitch that will genuinely appeal to the masses.

My favorite question to ask a FSBO is : Is your house over-priced or under-priced ? Regardless of the answer if your good you will know how to address this issue.

I am a firm believer that the FSBO owner knows everything. They are strong willed or broke.

If they are strong willed they have there mind set on going it alone. Best to not tell them what to do . You are better off just offering advice and or suggestions

If they are broke they are trying to save themseves some money by not paying a commision. These are the FSBOS that are fun to go after.

Pricing is everything when coming to selling a home.  All home sellers have problems understanding how even overpricing 3-5% can hinder a successful sale
