A lot of people are trying to sell their homes today, but some of them are in financial problems and they need to sell much more quickly. If that's you, there are things that you can do to help your house sell faster. First, make sure the price is right. It makes sense that you need to get a realistic amount from your home, but what is realistic now isn't the same as what was realistic a year ago. Times have changed and homes are not valued nearly as highly as they were in the past. With that being the case there are still a lot of people who have priced their homes much too high because of their perceived worth or what they were worth last year at this time. You might be able to sell your home for that price, but only if you're prepared to wait until just the right person comes along and/or the housing market recovers. That could take some time, so if you need to sell your home now, consult with a real estate professional on what is a realistic price for your home and then stick with it. Don't get greedy, or your house will simply continue to sit on the market. Another thing that you must do if you want your house to sell quickly is to make it look attractive to a buyer. Even if your home has a great price, you might not be able to sell it if it looks shabby or like you don't clean or take care of it. Clean it thoroughly, and that means the top of the refrigerator, the tops of doors, under the couch, and all of those little nooks and crannies that you might have forgotten about but a potential buyer will certainly notice. Also, fix any problems with plumbing, wiring, and other things that are problematic. If it's broken, repair or replace it. A buyer will notice these things, and it can make them start to look for whatever else might be wrong with your house. That's never a good thing. When you're fixing up your place, don't forget about the outside, too. Buyers will see that first, and it will form an opinion about what they think of the rest of the house. Keeping things clean and neat will help.

This was my first home-buying experience, and I initially thought I could basically do this on my own and just have a real-estate agent give me the paperwork I needed at the end of the process and be done with it. I don't like a long and drawn-out process, and Pat adjusted to my style although I was naive and disillusioned. After reality set in, Pat once again adjusted to my increasing dependency on him and mediated well among me, the listing agent, the builder, and about a gazillion other people who somehow were intertwined with the property that I had chosen. They all seemed to each have 3 assistants you had to go through and leave 15 messages before they would call you back. Amidst the complex chain of people Pat had to go through to break down the communication barrier behind the obvious brick wall that the builder had erected, he was able to not only secure my dream home but also to follow-up after closing when the builder had not followed through with all of the contractual obligations. I even had a leak due to faulty plumbing just a week after I moved in. After going round and round with the illusive receptionist at the builder's office who would not take my obvious emergency seriously although I could not take a shower, Super-Pat stepped in to save the day again! My super-powers were being thwarted, but Pat instantly stepped in and miraculously got them to call me back within 10 minutes! Pat is great because he adjusts to your style of home-buying but will adjust again whenever needed to help you secure the home you really want and even follow-up after the sale to make sure everything is okay. You really don't want to be without this guy, or you may be regretting it for a long time! Don't wait! Call him now! Even if you don't want to buy a home right now, just make sure to tell everyone you know that he is the guy to call! Andrew R
