Charles Blumenkehl currently manages Blue Asset Management, a small group of funds focused on non performing residential real estate assets in New Jersey. Mr. Blumenkehl was founder and CEO of Blue Realty GMAC Real Estate Services of New Jersey. The company was licensed in New Jersey, New York and Pennsylvania and successfully owned and operated 10 residential Real Estate sales offices and over 250 licensed Realtors, a mortgage company, New Jersey title company, insurance agency and Home Warranty Company.

 After founding his company, Blumenkehl became active in residential real estate REO/non performing asset management and disposition in 1989, and his business grew to become one of the largest marketers of residential and REO property in New Jersey. Blumenkehl's company negotiated, managed and assisted in the disposition of over 10,000 REO assets throughout New Jersey.  Blue Realty was involved in the $500 Million Acid Brook project in Pompton Lakes, NJ, assisting Dupont in the $500 million+ asset management and remediation. Blumenkehl has been the asset manager for the State of New Jersey Housing and Mortgage Finance Agency since 1999, servicing and disposing of several hundred blocks of foreclosed properties on behalf of the State. Blumenkehl was also appointed Affordable Housing Manager for the State of New Jersey in 2005, assisting in the disposition of the over 3,400 Affordable Housing/COAH units managed by the State of New Jersey annually.

Blumenkehl's brokerage firm company was named #432 in the country on the 2009 Power Broker list when it was acquired by NRT and converted to Coldwell Banker offices in the New Jersey real estate market.

Provide a manageable and practical system for training new Sales Associates to help them manage their time, develop productive habits and start producing immediately. Upon entering this program this program, Blue Realty/GMAC Real Estate sets a goal for the new Sales Associate to produce a piece of business within their first 30 days.

Description of Entry and How It Solved the Problem: The Jumpstart Coaching system consists of eight modules, each of which touches on a different aspect of service, production techniques and potential sources of business. Appropriate guides, handouts, homework assignments and tracking mechanisms are included in the system that compel the Sales Associate to be accountable and productive while they develop the habits and perspectives of a top producer.

Blue Realty/GMAC Real Estate's Sales Managers benefit from the system's orderly training framework, which allows them to make more efficient use of their time and focus on recruiting new Sales Associates. Sales Associates have developed productive habits and routines while working within an accountability system that has resulted in them being able to achieve their first transactions on average within 30 days of their first coaching session.
