Although a CMA can be a useful tool in determining a list price of a home, the Price Trend Analysis uses data from 12 months back to see what happened in the market and what trend we can expect in the near future (depreciating or appreciating market based on absorption rate). Don't worry, it sounds complex but it is actually a simple and highly effective way of determining fair market value of a home.
Enhanced Open House Program
Weichert takes the extra steps when holding open houses for our clients. This is our chance to show your home in its best light. Before the open house we advertise to neighbors within a 13 mile radius of your home. (We do this because we know that the majority of people move within 13 miles miles of their original home and therefore they are our "target market".) We begin preparation and advertising a week before the open house, during the open house our professional agents show the home to prospective buyers and answer any questions they have. After the open house we follow up with everyone who attended the open house to see if they are interested in buying the home and only submit offers from qualified buyers.
Teamwork is an essential aspect of all real estate transactions. We work with agents (80 in the Clifton office), attorneys and professionals in our industry to assure that the transaction is as smooth as possible.
At Weichert our agents are neighborhood specialists who know the area and study market trends and prices in specific areas. A standard CMA typically gives you a snapshot of what is currently going on in the market alone. While this may be a useful tool in evaluating the worth of a property, our Price Trend Analysis interprets market trends from 12 months back to allow us to see whether the market is appreciating or depreciating based on absorption rate of a target area. The PTA creates more of a moving image of the market. Absorption rate tells us how long it will take to deplete the current inventory of homes on the market based on the current sales rate. If the absorption rate is 5-6 months it is considered a normal market, 4 months and below is defined as a sellers market and 7+ months indicates a buyers market. Although this may sound complicated, It is in fact a very simple and powerful tool that allows our clients to have a better understanding of current market trends and the actual worth of their home.
