Over the New Year's holiday I got to do one thing I have wanted to do for years and it just has never come together ...go on a trail ride with my husband and my grand daughter!  It was the perfect way to start the New Year!  I am hopeful that we will have many more opportunities to do it again!   We loaded up our horses and joined a good friend at McKinney Roughs an LCRA ( Lower Colorado River Association) park here in Bastrop TX that has MILES and MILES of great riding trails.  We rode out of the Pope Bend trail head and road down to the Pecan Bottom next to the Colorado River. Here is a snapshot of the Cedar Creek, TX market for July of 2012.  Is there any information to be gleaned from these statistics?  This is only a one month snap shot so trends are not apparent but there is one thing that jumps out at me.  There is a direct corelation between price per square foot and days on market.  From this snapshot it appears that a price of about $77 a square foot is the sweet spot.   Here's the caveat, every home is different and the Cedar Creek market is extremely varied so you can't take the averages and apply them blindly to a home you are trying to buy or sell.  However, this can give you an idea of trends.   For a detailed analysis of your homes current value or the value of a home that your are considering purchasing please contact me.  I live and work in C... 07/31/2012

March 8, 2011               If you've been following my recent blog posts (or lack thereof) you know that I'm in the process of finishing up a property that I own and now it's time to put it on the market.  Before I do that I need to come up with a price.  Boy, what a struggle that is. Bluebonnet Acres is a small lake community that is about 13 miles southeast of Austin on the way to Cedar Creek and Bastrop just beyond. The private Clear Springs Lake attracted land and homeowners who wanted to live a country lifestyle with lake privledges.    Homes in the area can range from big site built estate style homes to small manufatured homes and generally are set on at least one acre if not more.
