Your focus should be on the shaded area only. Because I am a proponent of Shadow Inventory I'll use this graph to see how well the banks are keeping up with our traditional market. Typically they do not have a clue when dealing in disposition of properties at a local level. This fact is clearly represented when you look at the solid blue columns. That is our entire market as a whole.

PENDING or Under Contract From the low of 257 units in December of '07 to the height shown of 1,258 in March of 2011 our peaks and valleys remain generally consistent in their timing no matter what circumstance surrounds the economy. The fringe of the season's beginning is already taking form and is expected to supersede the prior four years in units sold. I can attest that business has been brisk leading into this point and that's refreshing to see in direct correlation to the trend line.

The end of the 1st time home-buyer tax credit credit is easily identified here. Mixed with our normal seasonal trends it's possible to overlook the activity which it created. Consistent with the trend line it appears that we ended the season with a crescendo and then an immediate downward spiral from roughly Memorial Day. The benefit was short lived but very effective for our needs and inspired an otherwise lackluster Springtime to surge beyond expectations. Buyers remain but they have been converting to a much more conservative approach for various reasons. Notwithstanding, the "Oil Disaster" has remained as their primary focus with (7 comments)
