Prices are rising. Interest rates are low so its a good time to buy BUT, I can’t afford any of the homes on the market right now.  
 
This is a common problem for 1st time home buyers right now.  The market is pricing out our young new buyers.  So what do we do?  Do we wait for prices to drop?  Do we just rent forever?  Do we move in with mom so we can save more so we can finally afford a home?

My daughter is buying her first home.  She found the perfect place.  It is nestled at the end of a cul-de-sac. It has big green space and no windows behind her. Here is a question I hear a lot, Is this a good time to buy a home?  We hear this question in terms of interest rates, the market, the economy even the political state.  But this time of year we hear it due to the holidays.  
 
 
So, is it a good time to buy, in December?  HECK YEAH IT IS!

Buying your first home can be a daunting task.  Getting a home inspection helps.  But what happens when your inspector says the dishwasher leaks and the home owner says they had a repairman look and there is no leak?  Can we get a new dishwasher? Can we force them to repair it anyway?   Are we going to need to wash by hand?!?!?
 
 
This is an issue on one of our transactions right now.  The inspector says there is an issue.  The seller agreed to repair it but the company hired to repair has said there was never an issue.

Prices are up, I’m not buying my first home until they go back down.  This is a phrase I hear a lot.  Buyers are trying to minimize their risk, and waiting for prices to go back down.  The problem with this thought process though is, what if the prices don’t go back down.  Are you going to wait out the next recession?  What if prices drop a bit but interest rates go up?
 
Historically home prices double every 10 years.

I know what you are thinking.  You are making the largest purchase of your life and don’t want to rush into putting in an offer.  
 
It makes sense.  We are always advised to sleep on it.  Don’t make a haste decision.  Take your time and think about it.  If it is meant to be it will be.
