Many of us just make the paces each day.  Get up in the morning, shower, have coffee, off to work, work, go for lunch, back to work, go home, have dinner, do some laundry/cleaning, catch some TV/read a book, then to bed.  Get up the next day and start all over again.

As a listing agent, one has the responsibility to protect the seller's interest.  But how far should one go to protect? Should you try to keep the buyer's deposit?

On a recent transaction, I had a buyer who was purchasing a 2 unit home to occupy one of the units.  He was being financed by an FHA loan.  Per FHA guidelines, the buyer must take occupancy within 30 days.  The condition on the P&S was to have one of the tenants vacate the premises.  The seller was not able to meet this condition by the mortgage contingency date, so I requested … (5 comments)

Can the top 3% of the nation reduce the exploding debt of our nation? Our government is hoping "YES".
Statistics show 2-3% of our nation is comprised of joint tax filers earning over $250,000 and individuals making at least $200,000 per year. Can this group save our nation?  I do not think so.  It is too small of a group to do so.  Taxing the rich is NOT the answer.

My daughter's boyfriend's  IPHONE  just had a dip in the pool!  We quickly acted and started the drying process.  I checked out the You Tube Video's for tips on correcting this ugly situation.   We were told to do the following by the You Tube "experts":

•1)      We took out the Sim card and dried it with a towel.
•2)      We took out the dryer and started drying the whole phone on a low warm heat setting.
•3)      The drying enabled us to power "off".
•4)      We placed the phone in a dish and covered it with rice.

Ok...where did the points go for everybody?  We are missing a piece of AR we all enjoyed seeing! Have you noticed your point tally on Active Rain no longer is publicized?  Click on your state and see the changes that AR made.  For one, you no longer know how many points you need to step up to the next level or how many the step below you has to go to catch up to you.

Let's face it: little commission is made with rental listings.  If you need to co-broke, even less is made.  You have built up a client base of renters and you are known as the rental agent in your area.
