The close of United Title is now old news, but I thought I'd talk about a couple of things surrounding the close.
First, let me recount the story of how I found out -
It all started back in 1972 in a quaint little hospital in Abilene, Texas...I'm kidding, I'm kidding. No one wants to hear my life story. That hurts...but I digress.

Hi Family,
Well, there are lots of changes still taking place here at Turn Key Operations, a.k.a. Contract to Close, Sold To Close, and, that guy always stuck on the phone yelling at lenders.
1. Rafael has really jumped into the groove. I'm so thankful to Rafael for not being shy about getting his hands dirty. He has already created a tri-fold, finished our Mission and Vision, begun to get to know the agents, and created a new blog site that will have some new menu pricing.

So some of you may be wondering why I am blogging about what I don't do right. First of all, I will never claim to be perfect. I make mistakes. I don't know of anyone who has ever been perfect, except Christ - the God man. So when I admit that I make mistakes I am doing nothing more than acknowledging what everyone already knows.

So I looked over some of my numbers since starting back in September of ‘07. Take a look at this:
September 2007 - acquired 4 deals, none closed
October 2007 - acquired 18 deals, 7 closed
November 2007 - acquired 23 deals, 17 closed
December 2007 - acquired 23 deals, 18 closed
January 2008 - acquired 38 deals, 24 closed
February 2008 - acquired 40 deals, 29 closed
March 2008 - This month hasn't ended yet and so the numbers aren't final.

Hi everyone,
First of all, my profile picture is not me. I know that it's hard to believe - but it's not. It is Brad Pitt. Some of you may be saying, "Well duh. It's obviously a joke." In fact, many of you have e-mailed saying so and have gotten a kick out of my wishful thinking picture. closings: Clear Close - Tip #4 - 03/18/08 09:39 AM
This one won't take very long - appraisals.
Ok, I don't need to make this blog long. If you have the Seller, then you should get a call from the appraiser sometime within the first 3 weeks of your clients home going under contract. If you do not get a call and you just assume that the appraisal was done...you might get a big surprise at the closing date!
If you have the buyer and you don't keep up with the Lender (see all of my complaints about the horrific situation with Lenders) then you may get a big surprise on the closing … (0 comments)

I got not a 1 comment on the Third Party Financing Addendum blog...interesting! Either people don't know the real purpose behind this particular addendum, or they feel the same waythat I do. Let's see what happens over the weekend.

#1 - The post is a tip to watch for so that your closings happen on time
#2 - It is kind of an opportunity for me to vent a little about liars...I mean, lenders. Ok, not all lenders are bad - but, seriously, most are.

Ok, so the last time I blogged I vented a little about my frustrations with Lenders - especially as of late. Since then I have done a little homework, asked a few questions, and dealt with some more headaches. Here it goes -
1. Conditions -
Who has dealt with a situation where it is a day before closing, the Lender has told you previously that everything was "good to go," you talk to the clients and let them know that their scheduled closing looks golden, only to find out about 24 hours before the closing time that there is a "condition?"

The more I do transaction management, the more I realize just how many snags there are that can hold up a closing.
 And the strange thing is that many, if not most, agents out there do not realize that they are overlooking a potential deal killer. I will give 1 example that I find to be the most prominent. Keep in mind that this is just one example. There are a bunch!
