The East Baton Rouge Louisiana real estate housing market between April 2022 and April 2023 experienced a decrease in new listings of 29% and a decrease in under contract properties by 26%. Closed sales or sold homes decreased by 27% during this period. It is important to note that the data for closed sales may have changed due to the rise in interest rates and the increase in the price of goods from April 2022 through today. It used to be in Baton Rouge Real Estate January and February were slower months for home sales.  However, January 2016 was a very busy start to our new year. A couple of local REALTORS said they sold more homes in January 2016 than they did in their busiest months in 2015.

It appears Greater Baton Rouge home sales recovered in June with a 8.5% increase over June 2014 and after an 8% decline for May 2015. And, for first 6 months, home sales are up 5.2% with 3,972 from Jan-June 2015 vs 3,777 Jan-June 2014. 
New construction experienced 894 sales sales for entire 2015 $123,900 to $901,700, median $216,895, average $243,347 selling for 100% of listing price, average size home 1,953 sq. ft. and average price per sq. ft. of $122/sf, Average days … (0 comments)

For August 2013 vs August 2014, Greater Baton Rouge Home Prices and Pending Listings were UP 2% and 20% respectively while Sales and Inventory were DOWN 8% and 25% respectively. 
NOTE: By "Greater Baton Rouge" I'm referring to the four (4) major Parishes that make up Greater Baton Rouge: East Baton Rouge, West Baton Rouge, Ascension and Livingston, not the 10 Parish area others include as "Capital Region Market".

Based on the 2 charts below provided by GBRAR, the hottest and traditional months for the most home sales in a given year take place between March and August.  As a comparison, January 2013 had 449 sales versus August 2013 with 870, a 94% difference in the number of home sales based on Winter versus Summer seasons.

1.) Number of sales increased by 600 or +14.3%. 
2.) Dollar Sold Volume increased by 18.4% or + $161,241,821. 
3.) Days on market it takes to sell a home improved by 10 days averaging 113 days.
4.) Homes are still selling for 97% of listing price, same as in 2012.

Why the Background Color "Black"? Because in 2013, Baton Rouge Real Estate improved dramatically, more "in the black"! 
For 2013 versus 2012, there were 600 more sales or +14.3% increase, 18.4% increase in Dollar Volume Sold, days on market lessened, Median Average and Average Sold Price Per Sq. Ft. all increased and inventory improved to 6.5 months.
