Ga. law PROHIBITS brokers (and agent) from representing a buyer as a client without first entering in to a written agreement. That has always been the case. But honestly, until recently, I have perceived the buyer agency agreement as a binder between myself and the buyers, and I believe buyers percieve it the same. My belief has been that if I do a great job the buyer will be loyal to me and we will have a successful relationship. If you are in any way thinking of selling your home you have no doubt heard or seen these ads. I will not make that offer and here is why!
 
  In my opinion it is a marketing gimmick to get in the door.   People hear and see the ads and instinctively know there are strings attached but call anyway. They figure if the agent is that confident it must be worth checking out. What are some of those possible strings? Every offer is a little different but here are some examples.

Other than real estate commision what are other costs that you might incur?
Closing costs: It is common in Ga for sellers to contribute toward buyers closing costs. It is not required but common. Do not be shocked or offended. In most instances an offer with no closing costs will be at a lower price. When the offers come in we will discuss the offer in full and look at your bottom line. That is the only number that really matters.

The true answer is that commissions are negotiable.  However just because they can be negotiated does not mean they will be negotiated.
Many agents and brokerages have policies that will not allow the agents to charge any less than a certain percentage.  Several years ago I was interviewing different companies to potentially hold my license.  On was very specific that i could not list a home for less than 6% even if it was friends or family.  Anything less would "devalue" their brand.    I did not choose them.

Here in Ga it is common with residential sales contract to allow a "due diligence" period as a part of the contract. There are actually many things that can happen during due diligence but for today i just want to put in a few quick words for both buyers and sellers regarding the home inspection.

I get this question from buyers a lot.  Many are under the misconception that if there is no buyers agent then the listing agent will reduce their commission.  Wrong! 
 
*If there is no listing agent the buyers agent has more work to do.
*The deals are harder to close.  Once they get in to the situation they tend to not want to listen to any advice the agent gives since he is "just trying to sell them a house".

What is up with the Atlanta Housing market?  Prices!!!

Back in 2007 and 2008 I predicted that the housing crash was going to be more severe and longer lasting than many people expected. Once we were in the depths of the houses crisis I predicted that we would not see recovery until investors started buying up inventory.  With a 1-2 year supply of homes on the market that was only way to dry up the excess inventory.  Looking in the rear view mirror I was right on both of those points.

Last night on WSB Radio the host Adam Goldfein was talking about Home Owner Associations gone wild! If you have not heard him before he has done a weekend show for a while and done some fill in work during the work for other hosts.  Apparently, I'm not the only one who likes his work since he has now been rewarded with his own daily show in the 8-10pm nightly time slot. Is there much crime in this neighborhood? As Realtors we get that question all the time. Sometimes we may be hesitant to answer or maybe we honestly don't know.  In today's Kim Komando tech newsletter she had a great article about 3 different free websites to go to for checking crime in your area. Kim Komando- Keep an eye out for crime To check for sex offender registrations here in Georgia you can visit  www.gbi.georgia.gov These are great resources for buyer and  renters to use as part of their own due diligence before picking their next home.

OK, I am now ashamed to admit that I had never been to the Georgia Aquarium until last weekend. Shame, shame, shame on me.  This place is absolutely one of the coolest places ever.  It is everything that it is built up to be. An added bonus last weekend was they also had a great car show in the ballroom.  But even without the car show this place is amazing.  Now through Nov 2, you can buy $15 adult  tickets at www.georgiaaquarium.org/imaginationatl .

Great Cars and Big Fish The Georgia Aquarium hosted a car show last weekend.  (The aquarium will be a separate blog).  This car show was magnificent.  Cars all the way from the 1920's to modern day. And there were no slouches in this show.  Every car on display was great in its own right.  
Auburn Speedster model 8-125, Ferrari 275 GTB, Ferrari Daytona Spider, and a Whale Shark Barbara and Ryan kept asking me which car was my favorite. How would it even be possible to pick one?  Great cars from different eras inspire me differently.  I mean how … (3 comments)
