reindex: Where did they look for real estate last month? - 12/02/08 04:20 AM
Here is the monthly report for where surfers were looking for real estate on REindex.com, The Site Engine® in November.  There are two reports about where people are looking for real estate that are interesting.  I was glad to see Alabama on one of the reports having gone there myself to search for deals.
The first of the reports is the top ten states for search activity ranked strictly by the number of pages viewed on REindex.  This particular report is interesting because it indicates where people are searching.  It is a report that is ahead of transactions, ahead of permit … (2 comments)

reindex: Putting Listings Everywhere vs Only on my own site. - 11/28/08 04:09 AM
There are two approaches to what to do with my own listings.  The first approach is endorsed and pushed by all the sites that don't have any of their own listings.  Their approach is "give us your listings and we'll send you search traffic."  To the uninformed this seems logical, easy and beneficial.  But to those who understand search engine optimization, this is a bad choice.
The second approach is to keep my own listings available only on my own site.  When you understand search optimization, this is the best approach.  Keeping my listings on my own site and limiting their … (12 comments)

reindex: New York real estate and A thanksgiving history quiz. I got 13 out of 20. - 11/12/08 05:26 AM
I have just completed gleaning almost 2000 real estate web site urls so the staff at REindex.com can review them.  I have been searching hither and yon for sites that belong to the local agents and companies for possible placement in the New York real estate pages of REindex.com.
Now we get to visit all 2000 of those web sites to see which ones show their own listings.  Then we'll link to each of those sites from each of the towns where they have actual listings. Hey, somebody has to help the listing agents and brokers!  I am one (a listing broker) so I know.
This is my … (2 comments)

reindex: Movie Stars are Coming! Movie Stars are Coming! - 11/12/08 03:32 AM
The plans for "Hollywood East" appear to be firming up.  There are more rumblings in Southeast Massachusetts around Cape Cod about the development of a new sound stage and movie studio facilities.  A golf course on route three has given notice to is employees that their jobs will no longer exist at the end of 2009.  Only a few of the staff will have any association with the "new project" that will begin then.
For a few months, there was speculation that the southeast complex was dead in the water, after a proposed site just north of the Bourne Bridge ran … (3 comments)

reindex: So where were they looking for real estate last month? - 11/03/08 06:22 AM
The latest real estate sales reports and numbers indicate that the market in many areas has stopped falling.  This is good news for California real estate and Florida property owners.  For a long time they have been leading in the "falling prices" category of real estate reporting.  But now they are said to be leading in the return to normalcy.  The largest states once again were the areas of greatest activity for those starting to look for property.  Large states like NY, CA, PA, and TX, IL, FL all received some of the most inquiries in the month of October.  Other … (2 comments)

reindex: How to buy a house without a mortgage payment. (Not a joke) - 10/31/08 07:29 AM
I have been talking to a few lenders and there is a way for some buyers to get a house without having a mortgage payment.  There are specific criteria that have to be complied with, and the buyer does need some cash, but it can really be done.  If you can apply this as a real estate agent, or if you can show this to the real estate broker helping you find a house, it is definitely an option to explore.
The new limits for a reverse mortgage may help more homes get bought.  Here is how. First, this must be for a primary residence.  Next, the … (11 comments)

reindex: World Renown Sunsets In Menemsha on Martha's Vineyard! - 10/30/08 03:11 AM
My blog is usually full of facts and reports of the market in different parts of the country.  But today, these pictures are offered to help calm the stress and pressure of the next few days.  The water is peaceful, the colors are expansive and the time is reflective.
Market reports are starting to come in from various parts of the country that the turn around has begun.  The election is only a few days from history.  So I am taking a few minutes to relax and get ready for the work to begin!
I hope you have great end of … (5 comments)

How many people get to:Drive their kids to school every morning so you can start their day with a laugh and positive comments?Drive by the beach and watch the sunrise every morning?Occasionally take a heated, enclosed ferryboat to an island, where there is a comfortable house and more beaches?Look for seals, watch the gulls, see the colors in the trees surrounding a picturesque New England shoreline?

We are told that knowledge is power. But is knowledge power, or is it the effective organization and application of knowledge toward attaining a goal that is powerful?
Real Estate information on the Internet has become like a math class with no teacher.Did you learn math by just reading a book and teaching yourself? How much longer would it have taken you to learn without a teacher?

reindex: Goo gle CEO says "Internet is a Cesspool." Is Real Estate Industry Contributing? - 10/13/08 04:58 AM
So the CEO of Goo gle has recently referred to the Internet as a cesspool, as he referenced the quality of content and the amount of false information residing on it.  The vast number of sites that are only out to "capture" leads or to make spam lists far out number the true intent of the Internet.  The Internet was started like most MLSs were.  It was a place where colleagues could go to easily discuss topics and do research.  But it has become contaminated with sneaky programmers who divert searches to untrustworthy sites that scrape personal information, create mistrust and … (8 comments)

reindex: 10 years of home sales in Falmouth MA. Is this the bottom? - 10/09/08 06:37 AM
The chart below is a visual representation of single family home sales in Falmouth MA over the last 10 years.  As can be seen, there was definitely a peak in 2006.  Since that time there has been a steady decline in the number of sales.
Well, is this good news?  Many real estate analysts say that real estate works in 10 year cycles.  So it the peak was in 2006, we must be at or near the bottom of the downturn.  When you add in the lowest interest rates in awhile and the availability of foreclosed properties, there are some opportunities to … (2 comments)

reindex: Need a place for a wedding on the Cape? - 10/05/08 04:40 AM
Since I live on the Cape, I often forget people come here for vacations and special events.  Today I was reminded that I get to live in a wonderful place.
I just spent a very pleasant morning in Dennis, about 30 to 40 minutes from Falmouth.  Our Sunday morning Bible study group met at the Lighthouse Inn in Dennis.  What a pleasant place.  They had a great buffet and we ate while looking out over a peaceful Nantucket Sound.  The sun was just coming up and there were enough clouds to cause the rays of the sun to stream through in picturesque … (2 comments)

reindex: Where are people looking for Real Estate? Here are the Top Ten States - 10/03/08 06:11 AM
So it is a new month once again. And, for those who'd like to know, REindex.com (pronounced: are-ee-index) has published its Top 10 States where people are looking for real estate. They report their information in 2 forms. The first is a list of states that get the most activity on REindex.com, The Site Engine®. The number of people searching for real estate on the Internet is still very high, even though the number of transactions in some states are low.
There are still people with cash and/or good credit who are able to buy. They are all looking for … (13 comments)

reindex: The Top Ten List for August is in! Whodathunk Arkansas and Alaska?! - 09/09/08 08:56 AM
Whodathunk you would see Arkansas in the Top Ten list.  It does have over 600 cities and towns, but what is going on there to attract real estate searches?  Maybe you agents and brokers from Arkansas can shed a little light.  Of course Mrs. Palin's notoriety may have been a partial cause for Alaska's inclusion in the top ten.  I know Alaska a little.  I ran a placer gold mining operation up near Denali in the early 80's and my cook stayed there and turned into a politician.  (I hope he legislates better than he cooked, LOL!!)  Iowa has gained attention because of … (2 comments)

reindex: Update on what happened at the MA foreclosure help day in Foxboro last week - 08/19/08 12:13 AM
In a previous blog I noted that there was an event scheduled at Foxboro Stadium to provide face to face meetings with property owners in New England and mortgage service representatives.  I attended the event to meet with a few servicers myself and to see what the event was like.
There were a few thousand people there.  The event was organized and provided lectures about credit, budgeting, and work outs for everyone while people waited to speak with a rep from their company.
I was there for 6 hours because I had so many people to speak with, but if I had only needed to … (4 comments)

reindex: Helpful information about recent MA foreclosure process changes. - 08/09/08 08:18 AM
If you or someone you know is facing foreclosure of their MA real estate, there is a little help coming from the state.  In April of this year (2008), banking commissionser Antonakes placed a letter on the state website at the address below.  The letter is an interesting additional step that the state seems to have added to the foreclosure process.
The letter states that the foreclosure process has to include an online filing on the state's website.  This has not historically been part of the process in MA.  The letter says in part, "all financial entities with a benefit or interest in … (0 comments)

reindex: SEO Tips from a Listing Broker. - 08/08/08 07:35 AM
I list and sell real estate as my business, and I have been writing web pages for 8 years.  Here are some ideas.  The words site and page are not interchangeable.  A site is all the pages under/on one domain.  A page is a part of a site.  The main page or the home page is like the foreword, introduction and table of contents of a book all in one place - and very much more compact.  Also, SEO is an ever evolving and changing part of the Internet.  What works now, may not in six months.  What one programmer has … (13 comments)

reindex: Why is Illinois in the Top Ten Cities Searched for Real Estate (REindex.com)? - 08/01/08 06:47 AM
REindex.com, The Site Engine has released its Top Ten States Surfed for Real Estate and Illinois real estate was in the list.  So why are people looking at IL real estate?  The Bloomington/Normal, and Decatur areas have had simple appreciation growth over the last five years of more than 15%.  Champaign/Urbana, Rockford, and the Lake and Kenosha Counties have grown over 25% in the last five years.  The Chicago/Naperville/Joliet, Kankakee/Bradley areas have grown over 35% over the last 5 years.  Springfield, Peoria, Danville, have all had around 20% appreciation.
Prices have been appreciating there because of reasonable job growth and a … (2 comments)

reindex: Poor California! - 07/26/08 04:32 PM
California was one of the Top Ten States Searched for Real Estate in the REindex.com report of the same name.  CA - There isn't much that can be said about the California real estate market that isn't already being said except, wait.  Waiting is what everyone there has to do.  There are no forecasts that show CA improving in 2009 from its current situation.  From San Diego to Sacramento, San Francisco to San Jose, the market there is just going to be rough.  The activity in CA is still strong because of all the people looking for a "deal on a … (6 comments)

reindex: New York has good reasons to look for real estate besides having a large population! - 07/26/08 04:23 PM
In reference to the Top Ten States Searched report that REindex.com just placed on its website:  NY - There are market areas of strength apart from the weight of NYC population that are the reason for so many people searching for NY real estate.  In an area that supports 2 teams for football, baseball, basketball, hockey, and who knows what else, there are just a lot of people that consider the NYC area the place to be.  Then there is the rest of NY.  Buffalo, Rochester, Albany, Syracuse, and Lawng-Eyelan, all operate on the outskits of a place where million dollar … (2 comments)
