I am a bit behind on my website submissions. I have a ton of work to do today on my marketing campaign. I have gotten such an influx of business from my current efforts that I have not had enough time to do as much marketing as I'd like. One thing that I did this weekend was pass co-marketing fliers all over town. I pinned them up in every high end apartment complex and convenience store in Plattsburgh, NY. I don't think that anyone is in doubt about whether or not this economy is in trouble. The average median income across the country is down, unemployment rates are up compared to not so distant years (the Clinton era for instance), the GDP is down, inflation is at an all time high, the stock market is extremely unstable, and billions of tax payer dollars are unaccounted for as a result of this nations war efforts. "Mortgage reform and anti predatory lending act of 2007".I just heard about this today. I don't work for free and no one does. Later in the day I recieved an email from a colleague telling me that there are bills about to go in front of congress to outlaw YSP. The thing is YSP has nothing to do with all of the defaults. I had a really great day today. The FED cut was right on time. I locked 2 loans today both at really low rates and both of them are eligible for "go fast" processing style. I also got an issue on a deal that I've been struggling with straightened out. I had two walk in's that resulted in 2 new apps, and I got a lot of marketing done. I am ranked number 35 on AR in NYS. This is cool because I have a goal to set myself up as one of the top bloggers in the state. I love the exposure that I get by being a part of this community. I am also blogging on a few other sites. I used to not be able to find myself anywhere in google.com. Now if I type my name I am all over the first page. I know that typically I should not post these listings to real estate professionals. I read that on the AR active MLS. I won't post it to real estate professionals, but I think that it is beneficial for people looking to enhance their marketing to see what I am doing with my realtor counterparts. I need a few good appraisers in NYS to cover basically the entire state. I don't have a cardex of appraisers anymore because my primary lending area has changed. I've got Plattsburgh and surrounding areas covered, but i've got no one passed Glens Falls, NY and further downstate. I do a lot of business in the Sullivan county area and I do not have a single reliable appraiser. I am having trouble with an appraiser. I have sent him a reasonable amount of business recently so I am not sure why I am having so much difficulty in dealing with him. The reason I began using him was because of his "24 hour turn around time". The first appraisal that I sent out to him was back same day. Now he has seen a property for me on Monday last week which makes it a week today. My borrower has been calling me because we were suppose to get this deal done in 1 week. Quick Update on my mothers deal. Despite all of the obstacles that the deal underwent because of my relationship to my mother and the UW's responsibility to verify the quality of the loan by submitting the QLP to QC for final review. The final stips were cleared and we closed today, I am very happy about the fact that I was able to fulfill one of my lifelong goals of being able to provide suitable housing for my mother, father, brother, and sister.
