Summertime is the time for school vacations, family vacations and frankly, it's too hot to shop - for homes, that is!  Also, many buyers want to wait until school is back in session to shop for homes, so they’ll start preparing in the late summer and early fall months.  It's a far better time to prep AND sell your home in the fall!
*Note:  Relocation buyers ARE still out during the summer, searching for their dream home in our current market with exceptionally … (6 comments)

Back in the 80’s, you bought your move-up home!  You took a tour of the home with your agent and simply fell in love! The beautiful new linoleum floors, the most gorgeous Formica countertops in the kitchen you had ever seen and the brand-new, shiny white appliances in the kitchen were just the cat’s meow and certainly far too much to resist.

charlotte home seller tips: Follow the 3 Golden Rules of Staging to Get Your Home SOLD! - 07/30/16 12:23 PM
Follow the 3 Golden Rules of Staging to Get Your Charlotte Home SOLD!I recently had a vacant home that was screaming for staging!  The Sellers priced the home ‘to sell’ at below market value in lieu of staging.  What happened?  More price reductions.  When the Sellers agreed that staging seemed ‘hopeful,’ we brought a stager in.
What happened?  The home sold within DAYS!  82-90% of homebuyers cannot visualize themselves in a home that is vacant.   (That’s a powerful statistic that is oh, so true!)  Many Sellers do not want to spend the upfront money it costs to stage but, the ROI on staging … (10 comments)

In a perfect world, Charlotte home sellers have plenty of time to prepare their home to list and SELL. Here are a few short cuts that ARE necessary in order to get your home in show-ready condition in a very short period of time.

Top 10 Things That Can Go Wrong During a Real Estate Transaction
Every day in real estate is a fresh, new day!  I think that's what most of us love about this business - there's never a day that is just 'mundane' - in fact, no two transactions are ever the same!  Some go so smoothly, you arrive at the Closing table and can't believe that there hasn't been on bump in the road.
Others...well, not so much!
The past year, we've had some of the most unpredictable things go wrong in this business - here are my top ten for the year (so FAR)!

charlotte home seller tips: Home Seller Tips - Closing the Door for the Last Time - 07/10/15 11:58 AM
Charlotte Home Seller Tips - Closing the Door for the Last Time on Your Home
Our North Carolina Contract states that home Sellers will leave their home in 'the same or better condition at Closing as on the date of [this] Offer, reasonable wear and tear expected.'  That phrase can be very contentious!  Ones opinion of 'reasonable' is highly subjective and many Buyers find their new homes in desperate need of deep-cleaning by a cleaning professional upon final walk-through.
Q:  When you close your door on your home for the last time, how do you leave your home for the new buyer?  The best answer I … (25 comments)

The Debate Over Escalation Clauses - The REAL Fiduciary Duty Lies with US

We’ve exhausted the discussions of pocket listings and drone photography so, I suppose it’s time we move on to the next hot topic!  Recently we have had many heated debates over Escalation Clauses.  Escalation Clauses are widely used in many states - especially those in hot real estate markets.

I don’t recall the first time I utilized an Escalation Clause but, I can tell you, for my Buyers and Sellers, they’re the next best thing to sliced bread!  And with the Charlotte real estate market heating up, bidding wars becoming … (35 comments)

charlotte home seller tips: What’s Wrong with This Picture? - 10/27/14 12:34 PM
What’s Wrong with This Picture?

Sometimes as agents, we have to step out of the ‘data’ box and view a listing from a buyer’s perspective.  We tend to fall into the '4-beds-4-baths-1/2-acre-fenced-yard-with-pool' mentality and truly need to take a fresh look at our listings.

How do our listings actually LOOK in the eyes of the prospective buyers?  I’m constantly amazed that agents ‘think’ their iPhone photos are primo and that their $1M+ listings are not deserving of professional photos but, sometimes those iPhone photos do eventually sell a home or two!

Seriously, I know I’m guilty of overlooking the bad photos on many listings … (80 comments)

Top 10 Tips for Charlotte Home SellersIf you’re considering selling your Charlotte home, then you may want to take inventory and identify what needs to be addressed before placing your home on the market.
First Impressions are CriticalPut yourself in your buyers’ shoes.   Enter your home starting at the front door and ‘tour’ your home as though you were a buyer.  When a buyer is viewing your home, they have every right to be critical of every single aspect of your home – remember, this may very well be their new home!   Does your home ‘flow’ nicely?  Are your colors coordinating?  Are all repairs made?  Does your home … (18 comments)

Mistakes Sellers Make That Could Cost Them a Sale - Refusing Repairs
It's a long and winding road we travel when selling our Charlotte homes.  Home prep and showings are only the beginning in the process of home selling.  Then comes the Offer to Purchase and negotiating with a Charlotte home buyer (or 3, if you're lucky)!  A good negotiator on your side is essential!
Having inspectors who leave footprints in your luxury Jacuzzi tub in the master suite or tracking mud in from the crawl space onto your new $10,000 gorgeous, oval Stark rug in the foyer - well, that's not fun … (31 comments)

charlotte home seller tips: Online Valuation Services Miss the Mark on the "Human Factor" - 11/21/13 03:29 AM
Online Valuation Services Miss the Mark on the "Human Factor"
It is not uncommon for Charlotte real estate agents to arrive at a listing appointment facing eager sellers who have previously visited an online home valuation and found their home value to be significantly higher than the actual value.  Sellers then question OUR estimated Charlotte real estate values.
Homeowners utilize several valuation tools provided by a variety of online sources.  It's relatively simple to explain in one word - HUMAN - why it's best NOT to rely on these sources.  You may find one that is absolutely spot-on with the bare data but, I don't … (12 comments)

charlotte home seller tips: I Have a Buyer for YOU! Fact or Hogwash? - 11/16/13 04:24 AM
I Have a Buyer for YOU!  Fact or Hogwash?
The Charlotte Observer’s Deon Roberts wrote an article today about real estate brokers using letters, post cards and calls to nab listings.  Deon phoned me for my commentary on the matter and I gave my quick answer to his question about agents sending out letters.  I’d like to expand on my thoughts on this matter, as just today, I had a call from a client who has been receiving these letters and calls.
Charlotte is currently suffering from inventory shortage.  YES, we do have buyers desperately seeking housing in very targeted areas.  However, clients … (72 comments)

What’s In Your Charlotte Neighbor's Home Sale for YOU?Recently, I’ve written a couple of articles to better assist Charlotte home buyers with regards to doing due diligence on neighborhoods which they are considering residing.  There are neighbors that you just can’t do anything about–how will their very existence affect your home values?  Then, there are neighbors that may just need a little help from you or your HOA to improve upon their "neighborly" status.
Perhaps more importantly, have you thought about how YOUR neighbor’s home sale affects YOUR home's value?  We all worry about the home next door that may be being … (4 comments)

4 Quick Tips To Closet Cleanout - Charlotte Home Seller TipsHaving met with a moving company this week to obtain an estimate on our local move early next year, reminded me that the more ‘clutter’ we have, the more costly our move will be!  Not only will Charlotte home buyers judge our home as being too cluttered but, the increased moving expense is simply not worth it to me to move belongings that have been stored in the backs of closets, accumulating over the years!

charlotte home seller tips: Charlotte Home Seller Tips | Deferred Maintenance and Home Inspections - 11/02/13 11:29 AM
Charlotte Home Seller Tips | Deferred Maintenance and Home InspectionsWhat If You Were Staying In Your Charlotte Home for Another Year?Charlotte home inspections always bring about more anxiety than the actual price negotiations from both buyer and seller perspectives. It’s often the worst part of the entire transaction for home buyers AND sellers!
I ask myself if it’s because, as agents, we don’t adequately prepare our buyers and sellers for this portion of the transaction? Do we focus too much on the bottom line negotiations for the purchase and once that aspect of the transaction is complete, we drop the ball?
As buyers … (2 comments)
