Austin TX New Home Construction is going strong. As I reported last week, there are 23,000 new homes planned for the NW Austin area. Even down in the SW area, things are going hot and heavy as well.  Bee Cave is growing tremendously and the neighborhoods of Falconhead and Falconhead West are almost complete. One of the biggest complaints I get from buyers is that they don't want a "cookie-cutter" house in a cookie cutter neighborhood.  I live in Falconhead West and I've been watching the construction for three years now. New Construction homes are being built right and left all over the Austin area, including my own neighborhood of Falconhead West in Bee Cave TX.  Right across the street from me, as I'm looking out my office window, they're pouring a new slab to build another new home. How many people does it take to pour a slab?  I've counted 14 people plus a line of 7 concrete trucks up and down both ends of my street.  It's a process that they definitely have down. As one truck is emptied, it pulls away and another takes its place...

Have you ever wondered how the details on Stucco homes are created? You might be a little amazed. I had no idea until recently when I was actually watching carefully on how some of the homes around me were being built.
Here is a picture of what the final detail looks like so you know what I'm referencing.

You can clearly see the fancy details around the windows and framing area, as well as a couple of feet off the ground.  Looks like it would be complicated to get it all semetrical, right?

I see a HUGE plumbing issue!! Can you believe this was not caught prior to the concrete being poured? What are they going to do now? This sign has been sitting in the lot across the street from me for over a week.  I think it's funny as I imagine someone just picked up a panel and stuck it on the other sign that was missing the top panel, and probably thought to themselves, "I wonder how long it will take the builders to notice this?"

New Construction Homes - Austin TX - The color brick you choose for your new home says a lot about your personality.  When our brick started crumbling and falling apart around us, and we were forced to choose a new brick, it was very hard. FINALLY!!  I can see some progress being made on my house!  The brick was supposed to be replaced last week, but they got scared of rain, yet it didn't rain until Friday.  They finally showed up on Wednesday this week, one guy.  On Thursday, late afternoon, one guy. I felt they were humoring me by sending just one guy over, so I sent a nasty-gram to the Regional Manager person... however, I have yet to receive a response... After much damage to the house yesterday, that's all been repaired, and the brick is going up...

Good news, our new brick has arrived... and then I saw it being driven off again...



Some of you followed the agony of my new house being built.  You'll remember that we had many issues throughout the building process. Issues that I have never seen one of my own clients go through.

Funny story... I had a closing today where the buyers didn't actually remember what the house looked like.  They came into town back in June and we saw 27 houses over two days.  This house was not their first choice, nor their second or third choice home.
However, the cards that fell into play, put this house as their choice.  I negotiated an awesome deal for them, still with them not remembering the house.

Falconhead West in Bee Cave, TX, a small suburb just West of Austin, TX, is growing and growing so fast!
Just a few weeks ago, I talked about how the Builders had sold all but a couple of their inventory homes, and new construction had slowed down a bit... and then all of a sudden, new house after new house started going up. 
There are currently approximately 20 houses in various stages of building.  Some are in frame stage.

Some are in Sheetrock and Exterior stage, such as stucco, stone, or brick.
