buying incentive: What are Triggers to Home Buying? - 04/10/09 02:56 PM
Earlier this week, I wrote a blog about Triggers called Why Does a First Time Home Owner Buy a House. I've had many comments about this blog and I just wanted to touch on a few points.
I want to make sure people understand what a "Trigger" is.  A trigger is something that helps create an action.  A trigger is not necessarily a benefit of doing something.
For example, a few people commented to me about the $8000 First Time Home Buyer Credit and also mentioned about the tax breaks.  Those are benefits of buying a home, but those aren't triggers to buying a … (12 comments)

buying incentive: Why Does a First Time Home Owner Buy a House? - 04/07/09 06:16 AM
What makes that first time home owner finally take the leap to buy a house?  Is it the responsibility of the maintenance?  Is it wanting to plant their own flowers in their own garden?  Is it because they want to buy a lawn mower and sweat in the heat of mowing every weekend?
There are many reasons why someone takes that leap, and below is a list of some common triggers that I often hear that helps them make their important decision.
Writing the rent check month after month- Instead of paying your own mortgage, you realize you're paying someone else's mortgage in … (20 comments)

buying incentive: Builder Incentives Cannot be Tied to Mortgage and Title Companies Anymore - 12/19/08 01:17 AM
My broker forwarded me an article this morning that talks about Builders and their affiliations with Mortgage Companies and Title Companies, and how those affiliations are set to change come January 16 and into 2010.
Currently, when buyers go to a Builder's community, the builder tries to say something along the lines of, "If you use my mortgage company and close at my title company, I'll give you $5000 for closing costs."  The buyers always perk up.
I usually turn around and ask the builder to write into the contract that the builder's mortgage company must match or beat a good … (8 comments)

I sell a lot of new homes.  Each builder offers different "incentives" to build with them.  Even the same builder, in different communities, offers different incentives.  How the builder words their incentives can make or break a deal.
I'm currently working with some buyers to build a brand new home, from the ground up, not an inventory home.  When we originally met with this builder, the incentives were 30% off upgrades and the builder would pay 3% for closing costs.  That means, if you put $100k worth of upgrades into the house, you get $30k off the price, plus about $10k … (0 comments)

buying incentive: If You Buy My House, You Get Full Refund When I Die! - 10/30/07 05:39 AM
Yes, you read the title right.  I just saw this story and I thought it was very unusual and unique.  This couple in Pittsburgh have been trying to sell their  home for a year, and the market is not that great in that area, so they had to come up with something that no one else was offering...
They are asking $399,900 for the house and since they have no heirs to leave anything to, the people who agree to buy the house can have the entire purchase price refunded back to them upon their death.
WAIT, it gets better!!!  If the new owners … (48 comments)

This blog is to help educate Buyers, Sellers and even other Realtors across the country.  Each market is different and the way Real Estate is done is different.  Austin Real Estate is completely different than Dallas, California and Florida and everywhere else in between.  Some times there will be other things besides real estate as I like to rant and rave as much as the next!!  Come back often!
