I read a featured post by Bill Spear entitled “Don’t judge a home by its age” and agree there are many buyers that believe a home of 10 years or older will need lots of work. They visualize mechanicals and updates needing to be addressed. The truth is there may be many advantages to buying a home older than 10 years that has been cared for meticulously by homeowners who take pride in their home. Limiting a search criteria to 10 years or newer can be a painful mistake.

Watcha gonna do with that duck?
We read Seth Godin on a daily basis.  His philosophy from time to time is really wild because Seth Godin thinks differently from most folks.  He is always referring to the term "ship it".  What we derive from that statement is if you have something that is working well like a well oiled machine then "share it".  Everyone has good ideas...some better than others.  The most important ingredient we have found in the term "ship it" is to share it!  We are surrounded by people who are always getting ready to get ready: lining their ducks up … (25 comments)

On my post concerning agents using MLS attachments, Joni Staples made a comment about her goal to make it so easy for agents to work with her, that agents looked forward to selling her properties!  This is a gal after my own heart.  We think alike!
You know the feeling when you are showing property and your buyers like a home listed by the agent you can never reach, never has seller's disclosures completed by the seller, no survey, generally knows nothing about the property and can never find time to present an offer!  Ahgggg...you know what the transaction will be … (20 comments)

mls: Are You Utilizing Your Attachment Capability in MLS? - 09/07/10 05:16 AM
We are so fortunate in Austin to have the capability of utilizing an Attachment Feature in our MLS system.  I love it!!  You can upload the seller's disclosure, survey, floor plan, septic addendum, any relocation addendum, brochures, virtual tours...the list is endless!
What I don't understand is why agents aren't utilizing this feature!  I've been showing a great deal of property lately and am amazed at the number of agents who do not provide information we could easily print off for our buyers when showing their listings.  Are agents just lazy or do they not know how to upload vital information … (23 comments)

mls: Supra eKey Adapter for the iPhone is Awesome - 08/26/10 05:47 AM
I knew the iPhone would one day be compatible with our MLS System: it was just a question of when.  We just picked up from our Austin Board the Supra eKey Adapter that is to be used to provide an infrared signal from my iPhone that can be recognized by an iBox. The Supra eKey Adapter has a key ring for easy placement on my key chain.
The connector connects to my iPhone and an infrared lens.  You just insert it in the bottom of the iPhone like you do when charging the phone.  It is so easy!!  Then you … (15 comments)

In comparing the September 2009 figures to 2008 figures the 2009 Multiple Listing Service report by the Austin Board of Realtors shows signs of improvement.
This is no news to us who are in the market and have listings selling and buyers purchasing. 
There was an increase of 6% in September 2009 with 1,780 homes selling verses 1,683 homes sold in 2008.  The median home price for Austin is up 2% to $185,250. Austin's quality of life, lower unemployment rate and economic growth keeps Austin in the limelight for one of the top destinations in our country.  I had … (20 comments)

 We are always thrilled to receive recomendations for our services. This letter came in from a seller I recently worked with and for in the sale of their home.
They followed my suggestions and replaced some light fixtures and carpet rather than a carpet allowance and it made all the difference in the showing of their home. It makes me feel good to have clients that see the value in my services.
