Welcome back to my Oakville-Milton housing market blog!
We have seen a shift in the housing market:
Bank of Canada hiked interest rates 1/4% and the home price index (HPI) for single family and town houses has dropped, but apartments / condos still grew somewhat.


 
The median Oakville-Miton residential sale prices have fallen - see below:

Why?
Economy of Scale (ES): It is assumed that as firms increases in size, they can become more efficient. The greater the quantity of goods or services produced, the lower the per-unit fixed cost because the start-up, operating and overhead costs are spread out over a larger number of goods. So as a company grows and production units increase, they will have a better chance to decrease their unit costs, and so, more rapidly grow their bottom line.

"...the number of all property sales decreased by 19.08 per cent in May compared to the same period in 2016. Monthly property sales totaled 840 compared to 1,038 in May 2016.
The number of new property listings saw an increase of 40.28 per cent, from 1,266 in May 2016 to 1,776 in 2017.
