What do you wear to your closing?
Many post have been written about how agents dress. I agree you should complemt your market. Now, with this said how you dress when going to a closing. I have attended closing where the closing attorney and I were the only ones dress with shirt and tie. I feel real estate closing is ceremony. We as agents should look our best. This is just my opinion. To me this lets the buyer and seller know we are professionals or at least look like one.

Could someone explain to me the Like Property clause of 1031 exchange? Today, some one told me that the like clause is of similar type. For example, I thought that the clause meant that if you sold a single family home you would purchase another single family home. Today, conversation led me to believe that if the property is an investment property it would have to be an investment property. Example: sell a single family home and purchase a duplex property. I think I understand the other rules of the 1031. This one has always caused me concern.

Anyone having trouble with their Point 2 Agent web site. I have email them asking for help but they have not responded as of this writing. I had no problem, when it was free. I recently, upgraded to Professional and now this. My feature listings on my Home Page are duplicating each other. Check your sites and let me know if your experiencing any trouble. Today we pass the 15,000 points. I found Active Rain on February 19, 2007. How I reach this point is by participating at every level. How do you handle a difficult seller?
 
How do you handle a seller who wants full asking price offers only? I have a seller who does not want to even hear about an offer that is just short of full asking price.
 
To top this one off, the wife wants the house only shown if she has had time to clean up. Preferably on her days off from work.
 
I will have a heart to heart with this couple shortly. Do you have a story to share.

Do you hand out Business Cards anymore?
 
Recently, I am noticing more and more agents when they are viewing my listing they are not presenting a business card. Is this a new trend? I go thru about 1000 cards a month. I give them to everyone even other agents. You never know when you my need to contact me. I also save business cards. I can not remember everyone phone number like I used too. I have used the Garmin 330, since the beginning of the year. It has a number of times shown value by finding property with relative ease. In New Orleans, where street signs have not made a come back using GPS is a great find.
 
Recently, on a weekend outing the Garmin 330 GPS relieve us of any thought of using a map. The biggest problem with using a GPS is having trust. You must relie on the GPS which is hard to over come. The GPS via voice control will tell you how to get to your destination. It … (9 comments)

I have been getting email's asking to buy his system. The bottom line is $547.00 or 3 payments of $199.00. If you have used his system please let us know. If this system in not worth it, I will place on my junk mail list. The email seems to work. It has my attention I thought I would for others option.

How is activity in your area?
 
Spring has arrived and so has the buyers in my area. The property price range that is moving so fast we cant keep up is in the $150-200K. I have one listing that in the first 10 days had four offers. The buyers are presenting near asking price bids. In this case the seller needs a closing date after school let out. These buyers are having difficult working with this. Other listings, in the range $200k - $250 are starting to show similar action.

Medical workers are in short supply in the Greater New Orleans area.
Affordable housing for medical is coming to the fore front here in New Orleans. The medical staff includes all disciplines: Doctors, Register Nurses, Respiratory Therapist, and all the remaining allied health professionals are in short supply.
Since Hurricane Katrina, many health care professional have relocated due to their home being lost or badly damage. The average pay for all medical personal has increase about 50% compared to Pre Katrina pay.

New Orleans Home and Garden Show
 
The Louisiana Superdome is the site for the New Orleans Home and Garden Show. We visited the show on Saturday evening. It appears most vendors were involved with the rebuilding of property damage during Hurricane Katrina. There were two model modular homes on the floor of the Superdome for exhibit. Over all the show was nice. The crowd in my estimate was not to pre Katrina level.
