realtors: 10 ideas to start 2008 off with a Bang! - 11/29/07 08:52 AM
Marketing Plan for January 2008
Here are ten ideas to start 2008 off with a bang. I have not decided whether to push all ten but I have used all ideas before with some success. For me one sale is successful. Only three of the ten actually cost money. The majority are more time driven. Good selling in 2008.
•1.       Newspaper presence. We run program adds every Sunday for our Listings. There is an additional charge for our logo. The present well received.
•2.       Update our website. To include new updating pictures of all listings.
•3.       Email blast MLS sheets to all Realtors … (13 comments)

realtors: Goal Setting 2008 - 10/31/07 09:25 AM
Goal Setting 2008
An often forgotten source for goal setting is your Broker. Make an appointment with them. Have your questions ready. The best way to be ready is to have them written down. Planning is essential in the goal setting process.
Some thoughts to review:
•1.       MLS listings. Look at the data to see how your local market is looking. Look at the days on market etc...
•2.       Try to determine how many contact you need to make in order to secure a listing.
•3.       A must, write your goals down.
What points do you think you so bring up when goal setting?

realtors: Chinese Customs - 09/25/07 02:20 PM
Foreign Customs'
Does any of the Active Rain membership have experience in dealing with Chinese clients? Tomorrow John Walters and I have a listing appointment with a Chinese family. I would like to know what customs I should be aware of. This is a rather larger property and I want to understand their custom and not offend.

2007 Goals, Tax's and going Paperless

As far as goals, just check to ensure your on track to accomplishing your yearly goals. I am personally behind on vacations. Good point is that my entire business threshold have been or about to be met.
Tax planning, well this is always fun. Christine Bohn posted some great links about where to find needed tax information directly from the IRS. The main focus of her post is Tax … (2 comments)

I met with Harmon Home rep. on recently. It appears that the Harmon Homes can provide a good deal of exposure. Has anyone use this service or is using Harmon Homes for marketing. They will include a online present as well as a monthly publication. The cost is about $500 a month. This includes the full page ad in the hard copy publication. Any feedback is appreciated.

realtors: Cost of Postage Stamps Increase - 05/14/07 07:50 AM
Postage Stamps
Today, May 14, 2007 postage stamps have yet another increase. The increase takes the United States Postal Services stamps from .39 to .41. Yes, gas price is going up and with no stopping point in site so it does figure the price of a stamp would go up. It's all relative.
I do have a point; if our system is dependant on supply and demand you would think that the cost of a stamp would be stable. I believe the last increase was in January 2006. Now a days, I usually pay most bills on line. I use email when … (5 comments)

Send the Governor an email asking for insurance reform. In my case, we still have not been paid for insurance claims due to Hurricane Katrina. I am sure you know others in the same position. The insurance company's will drive out home owners. This is great for listing but who will want to buy at the current level of cost for home owner insurance.

realtors: Plumbers are in short supply in Louisiana - 05/14/07 01:14 AM
Plumbers are in short supply in Louisiana
There are is a shortage of License, experienced plumbers here in Louisiana. This is added to the slow recovery effort for Hurricane Katrina.
Out of state plumbers, can not become license in Louisiana unless they meet Louisiana strict code for plumbers.  This system was in place before Hurricane Katrina.
The one bright spot, I would like to share with you a License Master Plumber I have used for years.  His Name is Frank Alongi  504 415 7418. I recommend him and he does all my personal as well as business plumbing work.

Time to Back Up your Computer Data
If you're like me you have a ton of information on your computer. When was the last time up back up your computer? I use all Holidays such as Mother Day, and all other major holidays as reminders to back up my computer. I have an external Hard drive which requires some work on my part. I have been looking for something online for help. I found a site which charges $5.00 a month. One such service is Mozy.com. With more than one computer this is getting to be a pain so I would like … (16 comments)

realtors: Mother's Day - 05/12/07 04:28 AM
Happy Mother's Day
To all the Mother's out there a great day. Remember your Mother, the mother of your children and of coarse Grandmother in my opinion. They do a lot to keep the wheel on this thing we call life. We all need them.
I guess I have learned the hard way that purchasing a vacuum cleaner or a new set of Pots does not go over very well. Get them a card and some nice flowers.
To All Happy Mother's Day

realtors: Calculator vs. Phone Downloadable - 05/11/07 11:40 PM
Calculators
Does anyone have a downloadable calculator, which will work with the Treo or Smartphone's? Trying to reduce the number of gadgets we carry. I always have my phone with me. The type of program I am looking for is a Financial program. A calculator which can help figure loan cost etc...
Often I will leave my HP12c on my desk or in the car. The HP12c is great and has been around for about 25 years. Like anything times have change.  Let me know what you're using.

OnStar Services
Just receive my first report from OnStar Subscriber Services. This report is so detail. It tell you if any action is required as far maintenances require on any of the major systems to include Engine, transmission, Braking and of coarse the OnStar System. It also tells you when the next oil change is due.
In addition, it gives you a break down on how many miles you travel per day. The complete report is printable. This should make the CPA happy.
I really like this system.  See my original post Automobile OnStar Service.  You can also go to their site … (0 comments)
