foreclosure: The Foreclosure Market Finally Appears to be Over in Phoenix - 03/13/15 08:01 AM

The number of foreclosures in the Phoenix metro market has fallen back to pre-housing bust levels. We have also seen are large decline in short sale listings, so it appears the market is back to a normal market.  In February, only 303 valley homes were foreclosed upon. January had only 337 homes.
Once the housing market crashed, foreclosures started rising and reached a high in 2009, of over 5,000 per month. With a strong start to the 2015 housing market, the foreclosure numbers should continue to remain low.

foreclosure: Banks Now Paying Homeowners to Avoid Foreclosure - 02/14/12 10:33 AM
You may have heard recently that there is no difference between a short sale and a foreclosure and I wanted to set the record straight. Short sales are an agreement between the seller’s lender and the seller to accept less than they are owed for the value of the house. During a short sale, the first lender will also offer payment to the second lien holder in order to encourage them to approve the sale. In order for a short sale to reach approval, all parties involved must reach an agreement on the sale.

foreclosure: Home Affordable Refiance Program - Can it Help You - 10/27/11 08:31 AM
Can HARP 2.0 help you stay in your home and avoid foreclosure?  This is a great question and one that I am sure many of the distressed homeowners we work with will wonder about.  The Home Affordable Refinance Program (HARP) may be able you  and here is essentially what we’ve had to say about the revamped government mortgage refinancing program:
HARP 2.0, as the media has started to refer to it, has some merit, but it’s scope is very limited and it will have little or no impact on foreclosures or the estimated 6.4 million homeowners nationwide who are behind on … (0 comments)

foreclosure: Rental Market Bubble on the Way - 06/15/11 12:50 PM
According to the Harvard Joint Center For Housing Studies’ latest report on the rental housing, the rental market is reducing in inventory, rents are climbing, and vacancy rates are dropping.  As the demand for rental properties continues to increase, this will be bad news for prospective tenants, but a great opportunity for investors.
The continued foreclosure market will both help and hinder the tightening rental market.  While many of these foreclosures are being purchased by investors at great deals, which boosts the inventory, the former homeowners will increase demand in the rental market.
Any potential investor or an investor looking to increase their portfolio is in a great position: low interest rates, housing … (1 comments)

foreclosure: Things to Avoid When Buying a Foreclosure - 04/27/11 08:25 AM
With the housing market still down, many buyers and investors are jumping on the chance to get some of the best deals in real estate.  Foreclosures can be among the best deals, but there are some very important things to remember before buying a foreclosure.
Home Inspections Are A Necessity.  Professional home inspections are one of the most important things to remember about home buying.  Even though the home may look nice at a first glance, a home inspection can inform buyers about possible underlying issues, like toxic mold or structural issues.  The information from the home inspection report will be … (1 comments)
