Tired of looking and not finding what you want? Tired of losing bidding wars? The numbers are in; $140,000.00 for a 2-4 acre building lot. $16,000.00 for septic system, $14,000.00 for well. lovettsville: Ten Concerns When Buying Land and Building - 01/16/17 01:50 PM
There are several good reasons for buying land and building your own house. Maybe you just want to customize a house that fits your family and needs. Maybe you're tired of losing bidding wars. Maybe you have 6-9 months left on a lease and don't want to continue renting. Whatever the reason, you have decided to buy land and build. Where to start? The process is different than buying a resale.
(1) You'll need an experienced loan officer and lender that understands and finances new construction.
(2) You'll need at least 4 copies of blueprints. You can buy house plans then make some … (22 comments)

lovettsville: Lovettsville VA - Buy a Home - Get a Lifestyle - 10/23/16 10:57 PM

Weverton MD Cliffs and AT Top Center
There are numerous things to do outdoors in and around Lovettsville. Yesterday evening we did a fairly quick hike starting at the old Weverton Grist Mill which is on the VA side of the Potomac river. After exploring and photgraphing the old mill, we headed West towards Harper's Ferry WV on the River Mill Trail. We are actually on the Harper's Ferry Historic National Park land which runs all the way to Lovettsville. Looking across the Potomac, this first photo is of Weverton Cliffs in MD. We have hiked that several times. At the … (2 comments)

lovettsville: Land Has More Than One Value _ What's it Worth to You? - 07/12/16 03:24 AM
I was recenlty ask about a lot that a buyer is interested it buying. He wanted me to tell him how much it's worth and what he should offer.
Well, it depends on who you ask. The Seller thinks it's worth $170,000.00. Supposedly an appraiser claims it's worth $160,000.00 but appraisal is over one year old. Tax man says it's worh $135,000.00. Potential buyer knows land and was thinking of offering $125,000.00.
Lot is nothing special, and perc site is iffy and small and will need upgrading. Steep slopes on back of lot.
I told buyer that the lot has different values for different … (1 comments)

lovettsville: Train Service From Lovettsville to Washington DC - 02/13/16 04:41 AM
If you're considering buying in Lovettsville VA, but you work in Washington DC, there is a MARC commuter train station just across the Potomac River in Brunswick MD. Residents on the North and West sides of town usually prefer using the Brunswick station. If you happen to live on the Eastern side of Lovettsville, or in the Waterford and Taylorstown areas, there is another MARC commuter train station at Point of Rocks which will be closer and maybe more convenient. It's a good way to travel into DC to visit monuments and museums as well, even if you don't work there. … (5 comments)

Lovettsville VA is convenietly located in Western Loudoun county VA. It offers activities for every type of lifestyle. Today, I'll focus on hiking. Just West of Lovettsville is Neersville VA. Just take 287 S towards Purcellville, to 9 W towards Hillsboro. Then turn right on Harper's Ferry Rd which will take you to and through Neersville to WV. Neersville is commonly known as "Between The Hills". We recently stopped at the Blue Ridge Center to hike. We were greeted by this family of pigs!

lovettsville: Aerial Photos and Videos - How High is Too High? - 01/16/15 09:36 AM
Well, that depends on what features of a property you want to promote that will attract the most interest from buyers. Many properties won't benefit at all from aerial photos or videos. They will just be a waste of time and money. Condos for example, unless there is something attractive about the location like a lake, river. Many townhouses crowded together and surrounded by commercial buildings probably won't benefit much from aerial photos or videos.
I would consider the market where the listing is to begin with. If it's a 3-$400,000.00 house on 1/4 acre lot, that will sell in 60 … (6 comments)

lovettsville: What You Want Doesn't Exist so, No, I Can't Help You Find It - 12/18/14 07:56 PM
Homebuyers, sometimes you have to start with the finished product costs and work backwards.
I got a call a few days ago from a buyer who had $750,000.00 to spend on buying a lot and having a new home built. Actually, it was his builder that called me because he knew I was working on developing some new lots. He claimed they couldn't find a lot in Loudoun, Lovettsville, or Purcellville. The buyer had been working with an agent, and supposedly the agent couldn't find him a lot either. I mentioned a few that met the criteria the builder mentioned, but … (4 comments)

lovettsville: How to Build a Sturdy Yard Sign That Will Withstand Storms - 12/01/14 09:09 PM
Well, to start, we had regulations here against signs " that can be moved by the atmosphere". I've seen signs swinging from one eye hook, blown around upside down, tied with ropes to the post to keep them from blowing back and forth, blown completely off, metal signs where the hooks ripped right through the metal, etc. I've also received and have heard of complaints from townhouse owners where signs make too much noise in wind as they blow back and forth, especially if using the aluminum sign posts.
I was going to put a sign up on some land in … (23 comments)

lovettsville: From Lovettsville VA" Arrive Alive - Don't Drink and Drive" - 11/26/14 05:30 AM
With all the extra traveling people will be doing around Thanksgiving and through Christmas, it's more important to pay closer attention for distracted drivers. Police are cracking down on texting and drinking drivers this time of year. Actually, they watch for it all year, but they ramp up around holidays.
Hopefully drivers will avoid picking up their cell phones while driving. No one wants to be in an accident, and no ones wants to spend time in jail , but police know both things will happen. It happens every year and it's predictable. It's also predictable that their will be people … (3 comments)

lovettsville: Rare 2.4 Acre Lot in Lovettsville VA With AR-1 Zoning and No HOA - 11/21/14 06:12 AM
One thing that I have noticed ovet the last few years is that more and more people don't want to buy a house or a lot with an HOA. I've actually had several people say right off the bat that, " I don't want to look at anything that has an HOA". That eliminates a lot of properties, but I know how they feel. Even some builders have built new homes in new subdivisions without HOA's. They have heard many of the same complaints from buyers that others and I have heard.
Another thing I have heard more frequently is " … (3 comments)

lovettsville: Lovettsville CO-OP and Caring Volunteer Residents of Lovettsville - 10/24/14 02:30 AM
The economy is still bad in many areas of Loudoun County VA. Luckily organizations have been working to help many families through some hard times. Despite what positive items get reported on the news, there are many negative items that don't get mentioned. There are still numerous vacant homes in this area, as well as people that are still living in homes that haven't made a payment in months. Foreclosed homes still sit that aren't in the MLS. Jobs are scarce. People are desperate and stuck and have lost their motivation. On a cold night about 2 weeks ago a local … (2 comments)

lovettsville: 10 Tips for Showing Large Parcels of 20 or More Acres - 09/06/14 07:18 AM
I occasionally get sign calls from drive byes asking if they can stop and look at lots I have listed. Almost always it is a waste of time. First of all, you don't have a plat with you. When they ask, they have no idea what the lot cost is. Many times the lots are wooded, and if you don't know where you're walking, you will probably never find the lot lines or corner stakes. Some lots border other owners so you have no way of knowing if you would be trespassing onto someones else's land. If it happens to be … (6 comments)

lovettsville: Lovettsville Smart Home To Be Built for CPL Ronny Porta USMC - 07/03/14 01:26 AM

Members of the Siller family traveled to Lovettsville VA to hold a groundbreaking ceremony for Cpl Porta and his family who are relocating to Lovettsville from MD. Senator Black is speaking in photo below and Ronny is seated to the left. It was a great ceremony with some great people and great sponsors in attendance.

Speaking of sponsors, if you ever have a choice to make when buying materials or products for a home, the ones listed on … (0 comments)

lovettsville: Loudoun VA Step by Step Guide to Verify School Boundaries - 04/14/14 02:43 AM
When entering listings, our MLS gives us the option of selecting whatever High school, Middle school or Elementary school residents of each address would attend, or we can enter " Call School Board". Over the years I've heard agents mention a variety of ways they interpret " Call School Board". Some think agent is too lazy to look them up, others think agents are afraid to enter wrong school, others think it means listing agent isn't familiar with the neighborhhod where they have the listing. Some just prefer to let the buyer have the resposibilty of verifying what schools their kids … (4 comments)
