It is almost impossible to know how accurate a website is when you are searching for homes online.  Websites have different reasons for posting homes for sale and therefore you will find different levels of data and data integrity.  Think back a few years ago when the various real estate booklets were popular (Harmon Homes, Homes and Land, Real Estate Book, etc) which had print deadlines roughly 2-3 weeks prior to printing then only published every month so you could have a listing sell even prior to publication!

If you do much online, you probably get your share of online scams.  Some of them do a pretty effective job of spoofing the email addresses of major companies.  Some of them scape logos and images to make them look really official.
 

 
I had to laugh at this one today since it says it is regarding my Chase account, yet they used a Bank of America spoofed email address.  If they didn't make this glaring mistake, you could still typically "mouse over" their lnks to see if they actually to to what they say their are going to.

I was very fortunate to have received an invite to join Google + fairly early in the Beta test.  When I heard of the "Hangout" feature where you can do live video chats with multiple people I recognized what a powerful marketing tool this will be.

Idaho Housing and Finance Association is working directly with HUD on a new program called the Emergency Homeowners’ Loan Program (EHLP).  This program will offer a forgivable, deferred payment “bridge loan” (zero percent interest, non-recourse, subordinate loan) to assist eligible borrowers with their mortgage arrearages and payments on their mortgage principal, interest, mortgage insurance premiums, taxes and hazard insurance for up to 24 months.
I would have named it the Homeowner's Emergency Loan Program (HELP) so it wouldn't look like I was dislexic  when referencing the EHLP program, but it is still a great program!

There are many different schools of thought on how to sell real estate.  Agents are often in a quandry on what to do when a seller wants to price their home over the current market price.  I would appreciate feedback on which method you think is best of the options below.
Agent A: Listed a Home a home at top of CMA (owner had agreed to drop price if no offers in 60 days, but never would drop price). Home failed to sell.

The main criteria about dealing with HUD is DO NOT TRY USE LOGIC.  If you do, you will need antidepressants!  For example:
1)  You have to be a HUD approved brokerage to sell a HUD home - although at least here in Idaho nothing on their form to become HUD approved is any more restrictive than getting a broker's license (I don't think they have ever turned one down unless they didn't include a form).

Too many buyers are concerned about "price" and not enough buyers think of the whole picture including terms, interest rate and closing costs!
I have been a Realtor in Boise, Idaho for over 20 years and I learned many years ago that if I can't help get a buyer through the loan process then I won't be able to get paid.  I have had to learn how to package a buyer into the best possible loan options, not just find them a home they want to buy!

I just pulled up a listing in our MLS that shows a property listed now for 1,158 cumulative days on the market.  I think may be a record in and of itself, but that isn’t what really caught my eye.  It is the fact that they still have the same listing agent and the agent is not related to the seller!
This is a never lived in unit (hard to still call it new) which was originally listed  January, 2008.  The property was originally listed for nearly twice the current list price.

NSP funding stands for "Neighborhood Stabilitzation Program" and is THE BEST housing stimulous program!
Too many banks are trying to sell their REO inventory based on 30 day pricing instead of the typical 3 - 9 months it is typically taking to asbsorb a listing in most markets.  They don't realize when chasing their tail downward in price on overy listing, it is impossible to ever dig out of this hole!

There are many ways to rank who the top builder is, but in this particular blog, I am only ranking them based on the number homes that show up as sold in the Intermountain MLS from 1/1/2010 to 12/31/2010.

Current snapshot of the local Boise Idaho real estate market.
There are currently 2,730 residential listing offered for sale in Ada County (not counting to be built listings, mobile homes, manufactured homes, condo's, townhouses or acreage properties).
Although that sounds like a lot, we have successfully closed 5,129 so far this year.
That means there is currently about a six month inventory of homes for sale.
Interesting observations include:

I have been a Realtor in Boise, Idaho for nearly 19 years and have never seen such a great time to build a new home!  It will NEVER be this affordable again for the following reasons: Some lots are being sold at less than the cost to develop them (replacement cost are higher after these are gone)! I have looked at a number of factors in the Boise North End (MLS area 100) and found some interesting data:
1)       Sales in the north end have slowed like most areas.
April 2007 = 29 April 2008 = 17 April 2009 = 6 2)       Average Sold prices:
April 2007 = $309,024 April 2008 = $320,575 April 2009 = $273,216  3)       Median Sold prices:
April 2007 = $259,000 April 2008 = $287000 April 2009 = $313400  4)       Average Days on Market: (lowest was June 2007 @ 19 days and the highest was October 2008 @ 92 days)

I am relatively new on AR and keep trying to think of ways to improve.  I have used many ideas I have seen on fellow member sites and am always going to keep tweaking and getting better until I can be the featured agent in my area (Boise, Idaho).
One thing I just tried that I have not seen yet is putting my company website in my profile.  I know the link will still go to my AR site, but my hope is that the search engines will pick up my domain and help with it's ranking.
