Marketing for a builder is completely different than marketing a resale listing. It is imperative that a builder / developer understand this to make sure their agent is doing the best possible job for them. One main difference was covered in one of my Advanced Marketing Classes at Boise State University where we learned to sell the "sizzle" not the "steak". A resale home is the steak where you can see it, weigh it, check the fat content, see how thick it is, etc. However, in many cases, in new home construction you have to sell the sizzle.
