Do you have a financial hardship?  Are you under water which means you owe more than your house will sell for? If so, you may be eligible to do a short sale!
Some think foreclosure is inevitable when they can't make their house payment.  The truth is that you don't have to sit back and accept a foreclosure! Check with your lender and find out all your options!  Do you want to keep your home?  Ask about a loan modification, refinance, etc.  Do you need to move?  Ask about a short sale, deed in lieu of foreclosure, etc.

Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'"  This is good news for our economy as well as the real estate market.

According to first quarter graphs from the Iron County Board of REALTORS Multiple Listing Service (MLS),103 homes were sold in Iron County under $99,999; and 130 homes sold between $100,000 and $199,999.  Therefore, 233 homes sold under $200,000.  Only 45 homes sold above $200,000 including all the way up to the highest priced home that sold.  Lower priced homes seem to be attracting buyers & investors that could not qualify in years past.

We all agree that we are still in a buyer's market.  However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices.  Do you agree?  Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000.  Often there's a rush to get the offer in immediately.

When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes.  I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans. 
As a child, I found it fun to play at being a real estate agent.  Now that I'm a real live REALTOR and have been for 28 years, it is still fun.  I mean it.

I've been having a fun day walking down memory lane.  I'm back in my 4th grade school room at Stoker Elementary.  Mrs. Davis is saying, "Columbus sailed the ocean blue in fourteen hundred and ninety-two!"  That was certainly a long time ago.

I spoke to a local appraiser today and shared my thoughts regarding Cedar City Real Estate Sales.  He agrees with me that we may be seeing the bottom of the market.  Of course, no one knows that for sure.  We are seeing more offers and more sales in progress in my office.  We are also seeing multiple offers on the bargain-priced houses for sale including foreclosures, short sales, and other bargains.  We'll watch carefully to see if the upturn is just another spurt, or if it really is a trend.  Only the market will tell!

When I started selling real estate nearly 26 years ago (WOW! That's a long time!), rates were approximately 18%!  When rates are that high, you can't afford very much home! We had a celebration when they dropped to 13% and shouted for joy when they plummeted to 11%.  It is possible with inflation that rates will rise again.  They have already risen a bit.  I recommend buying now while interest rates and prices are both low at the same time and before the large inventory of attractive homes dwindles.

The market seems to have picked up!  We're hoping it's a trend!  We are busy negotiating contracts and making sales!  There is still increased buyer activity in the Cedar City, Utah, Real Estate Market.
We are seeing more buyers looking at homes and making offers.  We are seeing an increase in sales.  I believe that is due to great no and low downpayment loan programs, as well as buyers are loving the huge inventory of homes from which to choose and the low prices.  We are seeing multiple offers on some of the bargain priced homes.

We're seeing a good kind of busy in the Cedar City, Utah, Real Estate market.  I love it when we are busy presenting offers, negotiating contracts, going to closings, faxing contracts, faxing instructions to title company, setting up sales in progress and so on.

I am "burning the midnight oil" as my mom used to say.  Another of her favorite sayings is, "You're burning the candle at both ends."  I guess working late hours must come naturally in my family!  It's important to realize, however, that I wouldn't be working these late hours if there wasn't a lot of real estate work to do this late!  It's most exciting to see the real estate market buzzing with buyers, offers and even multiple offers on the bargain-priced & foreclosure properties!  What a busy day!
