According to the attached recent Utah Association of REALTORS (UAR) "Local Market Updates by County," Iron County sales year to date are down 11.6% as compared to the same time last year. I believe this may be due to the lack of inventory in this market rather than to the lack of buyer.

Contrary to popular opinion, winter is a good time to sell your home! It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves. Luckily, no one told me to stop listing and selling real estate just because it was cold outside. I do! The real estate market certainly has attracted more buyers so far in 2009! I was thinking last night, after showing homes all day to a really great buyer, that it's no wonder buyers still buy homes no matter what the economy is! We all need a place to live, and it gives an absolutely wonderful feeling of satisfaction to own your own home. We all buy a home for someone, and it might as well be for ourselves. In our field as REALTORS, we often forget that most people hear these terms in the news but are kind of confused. They don't work with them every day! Since I just had a buyer ask the above question of me, I thought I would give a very short summary: Short-Sale: When the seller can't sell the home for as much as he owes, sometimes the bank will agree to take less than what is owed on the mortage loan. One of my investors called and said he was taking his money out of the financial institutions and investing it in real estate because he felt that was a safer place for his money. I agree whole-heartedly!In my opinion, owning a home or rental property is a better investment than stocks or bonds. I've had nearly all my money disappear that was in the stock market, but my homes are still here with most of them being paid for by my renters.
