Better hurry, my last research shows that in my area of the beach there is a 25 week supply of inventory left in the Detached Single Family Home Category.  Interest rates remain low.  Don't wait to buy.  You are going to miss your best opportunity to purchase a property at the beach then you will all be complaining that you shoulda, woulda, coulda, ....but didn't.

DR Horton is one of America‘s largest home builders. They are in my local market building a lot of new homes. They have taken over defaulting neighborhoods and making them whole again. Up until June 1st, they were paying up to $7,500 in buyer‘s closing costs for most communities. Now they have reduced this amount to just $4,000. The prices of their homes also are going up by about 1-2% per month as they are having a difficult time in keeping up with inventory demands.

Market Update Week Ending March 16, 2012
What began as a quiet week quickly turned negative following the release of Tuesday's Fed announcement. Mixed economic data and Treasury auctions had little impact. Mortgage rates ended the week significantly higher.
While it was very similar to the last statement, the Fed announcement reflected some degree of improvement in the economy. This caused investors to reduce expectations for further Fed easing through purchases of mortgage-backed securities (MBS). The Walton County Sales Trends Report just came out for the month of December.  Like the unemployment rate going down to 8.5% Nationally, the employment is evident in Walton County Florida.  I am seeing new construction popping up all around me again.  It feels so good to see this positive trend.
Here are the numbers:
Single Family Home sales rose for the month of December by 56.14% over same period last year.
Single Family Home sales for the year rose by 19.58% over 2011 sales.
Condos and Townhomes rose 46.77% for the month of December over same period last year.

buyers: Walton County Sales Trends for November 2011 - 12/07/11 01:06 AM
The report in Walton County just came out and for the month of November sales are up 5.41% in the Single Family Homes category and up 16.25% year to date overall.
Sales of condos and townhomes were slightly down for the month of November, but still way up at 33.55% for the year.
Residentail Lots in Walton County are selling and were up 10.19% for the month aand up 18.04% for the year.
The good news is that the number of Foreclosures filed fell 34.98% and the number of new filings or Lis Pendens fell 49.29%.

I am wondering if the college football season affects your business at all.  I notice that on Saturdays when college football is on, my phone is not ringing.  Funny, it doesn't happen during NFL football on Sundays, just quieter on Saturdays.  Tell me, did you watch football yesterday?  I hope your team won.

Where does your business come from?  Most of my business comes from past clients and referrals.  The Internet also provides leads with people that I have never met before.  Networking with others occassionally will produce a referral or a new client, but that five minute touch usually does not end up meaningful. 
Listening to another and keeping your mouth shut more often than you speak can be extremely useful and using your new aquaintance's name frequently while speaking to them can help ease you into deeper topics and a more profound connection with the person in front of you.

This view could be your view if you lived in Blue Mountain Beach.  Blue Mountain Beach is located in Santa Rosa Beach, FL 32459.  On this same road there are homes built in 1950 out of cinderblock that have withstood the tests of time and then there are brand new homes built out of ICF or Insulated Concrete Foam.  The newest house on Blue Mountain Rd is x-Governor and Fox News Reporter Mike Huckabee who calls this area home.  More likely to run into on this road are some of the area's most interesting locals.

How can you not love this area? 
Emerald Green Waters and Coastal Dune Lakes.  Lake above is Oyster Lake.  I love Oysters!  You can find them for .25 cents a piece during happy hour at the Hurricane Oyster Bar.  $2 Beers.  Love it, Love it, Love it.
Well this past month in Walton County there were 142 homes that sold during the month of April.  This was a year to date increase of 10.22 percent.
There were 105 condos that sold and that was a year to date increase of 21.40%.

buyers: Bay County Florida Real Estate Sales Activity -- February 2011 - 03/09/11 12:14 AM
Total Single Family Home Sales are up 40.23% over same year-to-date period over 2010
Total Condos and Townhomes Sales are up 26.09% over same year-to-date period over 2010
Total Mobile Home Sales are down 16.67% over same year-to-date period over 2010
Total Residential Lot Sales are way up over same period as last year.  264% up !
Foreclosure filings are down.

In general in your State do the listing agents split fairly, meaning 50/50 with the selling agent or buyer's representative.  Who do you think works harder for the sale?
Have you ever had an agent tell you that it is the company policy where they work?  Do you think they are really an independent contractor if so or an employee?  Uhmmmmmm......
Do you think that the seller knows the split being posted in the local MLS ahead of time and what this can and cannot do to assist him or her with the sale of their property?

buyers: Condos for Sale -- We have plenty - 01/24/11 07:50 AM
We still have an overabundance of condos for sale in the Panhandle.
Just in Destin alone there is an 80 week supply of them on the market currently.  That is over a year's worth of supply.  Average days on the market are 301 and you can expect to get a 10% discount out the door.
