buyers: You want me to do what? - 04/25/13 07:25 AM
You want me to meet you at a vacant home with a lockbox on it in a bad part of town and I don't know who you are and you at first tell me you are a cash buyer.  So I ask to see Proof of Cash Funds in the way of a letter on your bank's letterhead or financial advisor's letterhead.  Oh you can't do that?  Oh, I see you are pre-approved and not really a cash buyer.  Okay, then I ask you to show me a copy of your preapproval letter.  You won't do that until you make an … (4 comments)

buyers: Hurry, Hurry, Hurry, Step RIGHT UP - 06/06/12 11:01 PM
Better hurry, my last research shows that in my area of the beach there is a 25 week supply of inventory left in the Detached Single Family Home Category.  Interest rates remain low.  Don't wait to buy.  You are going to miss your best opportunity to purchase a property at the beach then you will all be complaining that you shoulda, woulda, coulda, ....but didn't.
A 26 week supply means that the market is leveling between buyers and sellers.  Sellers are now gaining ground a bit and two things will happen as a result.  Sellers will not be coming down … (1 comments)

buyers: DR Horton Reduces Incentives - 06/04/12 12:11 AM
DR Horton is one of America‘s largest home builders. They are in my local market building a lot of new homes. They have taken over defaulting neighborhoods and making them whole again. Up until June 1st, they were paying up to $7,500 in buyer‘s closing costs for most communities. Now they have reduced this amount to just $4,000. The prices of their homes also are going up by about 1-2% per month as they are having a difficult time in keeping up with inventory demands.
They used to also allow a buyer to use a local approved mortgage company who was … (0 comments)

buyers: Monday Morning Mortgage Market Update - 03/19/12 04:48 AM

Market Update Week Ending March 16, 2012
What began as a quiet week quickly turned negative following the release of Tuesday's Fed announcement. Mixed economic data and Treasury auctions had little impact. Mortgage rates ended the week significantly higher.
While it was very similar to the last statement, the Fed announcement reflected some degree of improvement in the economy. This caused investors to reduce expectations for further Fed easing through purchases of mortgage-backed securities (MBS). The chance that the Fed would produce enormous additional demand had helped propel MBS prices to their recent highs, so this news caused investors to … (0 comments)

buyers: Does College Football put a Slow Down on your Saturdays? - 10/29/11 11:58 PM
I am wondering if the college football season affects your business at all.  I notice that on Saturdays when college football is on, my phone is not ringing.  Funny, it doesn't happen during NFL football on Sundays, just quieter on Saturdays.  Tell me, did you watch football yesterday?  I hope your team won.
I grew up in Toledo, Ohio and Adrian, Michigan was just up the highway so I grew up loving to go to Adrian, Michigan for the University of Michigan games.  I did not graduate from this school, but sure wish that I did.  My friends in Ohio all … (3 comments)

buyers: Where does your business come from? - 10/28/11 11:25 PM
Where does your business come from?  Most of my business comes from past clients and referrals.  The Internet also provides leads with people that I have never met before.  Networking with others occassionally will produce a referral or a new client, but that five minute touch usually does not end up meaningful.
Listening to another and keeping your mouth shut more often than you speak can be extremely useful and using your new aquaintance's name frequently while speaking to them can help ease you into deeper topics and a more profound connection with the person in front of you.

buyers: Accredited Buyer's Representative - 02/19/11 02:11 AM
I believe that an educated buyer is an empowered buyer.  I love to show the tools to my buyers to make them more empowered.  I provide to them the links, information, and resources that they need to make an educated decision.  I am committed to making them understand the local market and negotiate a favorable term.  I personally want to earn their business and in the State of Florida it is NOT mandatory that a buyer sign an Exclusive Buyer Agreement with me.  I prefer that they want to work with me and no one else simply because I have provided … (3 comments)

buyers: Who can I complain to? - 02/11/11 08:07 AM
We as Realtors take a Code of Ethics course and swear to certain types of behavior as Realtors, but who can we complain to when we are abused by the general public?  Whose with me?  Good Lord, I am running into the most RUDE people lately who have no R E S P E C T for my time.  You know the ones who call in the middle of the night, during your dinner or even after 8 p.m.  How about those that call you the day they arrive and want you to stop everything you are doing to assist them.  … (6 comments)

buyers: Commission Splits - 02/05/11 04:16 AM
In general in your State do the listing agents split fairly, meaning 50/50 with the selling agent or buyer's representative.  Who do you think works harder for the sale?
Have you ever had an agent tell you that it is the company policy where they work?  Do you think they are really an independent contractor if so or an employee?  Uhmmmmmm......
Do you think that the seller knows the split being posted in the local MLS ahead of time and what this can and cannot do to assist him or her with the sale of their property?
If you have identical … (7 comments)
