I am a licensed New Construction Sales Counselor and I love my job. However through the course of my career I have witnessed hundreds of closings and have learned a few tips to share with prospective buyers & (their Realtors.)
 
First as with any endeavor it is critical to have the right expectations. 
Tip # 1 - Are you purchasing a custom home or a tract home? I use the description "personalized home built on a time schedule," sounds prettier and it's true.

Despite a rumor that new construction sales agent have it easy we too are engaged in the fine art of lead generating.  You see at each new construction community the sales team takes ownership of their store. Meaning you get out of the business what you put into it.
If you are content with walk-in traffic your sales are probably mediocore or average at best. However is you aspire to earn large salaries, receive accolades and awards, you must give more than the mininum. (As is true in most aspects of life.)
