aaa: Ask an Ambassador: should I buy Facebook likes? - 09/13/18 02:11 PM
Most of the time when I write a post about marketing I will preface it with "this is my opinion and what works for me" because I realize that not all things work for all people.  But for the love of all that is good in this world, NEVER ever buy Facebook likes.
I had a conversation with a a fellow ActiveRain member on Thursday morning. They let me know they had gotten some advice from some other members and one member told them to go to Fiver to "buy" likes for their page.  Well guess what? None of those likes are … (50 comments)

aaa: Ask an ambassador: do those informational posts keep on giving? - 05/04/18 09:11 PM
This week I was swamped, totally 100% swamped.  I had two listing appointments that lasted until past 7 p.m. and three closings.  Today I got home after 8 and Donald had eaten dinner without me. But I was getting that listing in the MLS before the weekend and uploading a contract on a foreclosure listing. And I have all kinds of family mess going on while work is off the chain. Heavy sigh!
One of the late days I got back to the office to drop off the client at their car and came in to find a note on my desk to call … (20 comments)

aaa: Ask an Ambassador: why are my tagged people tiny? - 01/05/18 08:33 PM
Are you confused?  Well let me show you a couple of examples to explain.  I found this through trial and error and perhaps it's a glitch that will someday be fixed, but for now there is a work around that's pretty simple.
To show you what I'm talking about I'm going to tag Bob Stewart and I'm typing in the AR platform and I have not yet enlarged my copy as I'm typing this paragraph.  But right now after I type this sentence I'm going to go ahead and enlarge my copy to 14 pt.  I like for consumers to be able to read … (8 comments)

aaa: Ask an Ambassador: is a business Facebook page worth it? - 08/11/17 11:21 AM
Just like blogging on ActiveRain, posting to boards on Pinterest for business, using a Facebook business page organically can be great for your business if you do it the right way. But honestly when I was running targeted ads I found my organic results just going down the tubes so I stopped doing it and instead tried to build a better rapport with the people who follow my page and continue to give them the occasional fun post, things of value on my page and sneak peaks at coming soon listings.
Yesterday I listed that house that says "coming soon" that I posted on … (52 comments)

aaa: Ask an Ambassador: thoughts on commenting without reading the post - 06/09/17 01:18 PM
Do you read the comments when you read a post?  I sometimes do and sometimes don't depending on how much time I have at the moment. However, I can assure you that I have NOT ever left a "drive by" comment without reading the post at all. I have though as of late seen a lot of them.
I am not going to point elbows and screen shot some, even some on my posts recently. I am going to make the suggestion that you read the post and comment if you have something to add or want to communicate with the author … (74 comments)

aaa: Ask an Ambassador: eliminating half the population as potential clients - 06/02/17 01:06 PM
I had a conversation with another AR member earlier in the week about politics. Well sort of, we actually talked about keeping our opinions about politics off our posts and off our Facebook page.
Now I'm not talking about pretending to be someone I'm not.  I can't and don't hide who I am.  I'm a person who often lets my faith show and speaks my mind.  However, I'm not an extremist.  I'm not a "but it has to be my way or you are wrong" kind of person.  I have a great deal of respect for people believing and thinking differently from me. … (52 comments)

aaa: Ask an ambassador: go for the whole list or make a series? - 04/21/17 01:06 PM
So if I listed 103 things you needed to know about blogging do you know what I believe the likelihood of you reading the entire list would be?  How did you guess it would zilch, nada, zero. But if ALL 103 things you need your buyers or sellers to know are important then there is a way to do it and it's (just speaking in terms of my opinion here) a better way to do it is to break up that posts into multiple posts.
While someone might not read a list of the top 100 things you should know before putting your house on … (8 comments)

aaa: Ask an Ambassador: should I hit that publish button? - 04/14/17 02:52 PM
Earlier this week I read a post about an agent having an agent getting a phone voice mail blasting them for a direct mail piece. Clearly the caller didn't want anymore "junk mail" in her mail box and let the agent have it. Most of the agents jumped on the "well she's crazy" band wagon and I was among the few that said.... take them off your mailing list and move on.
One agent however posted a link to a blog post he'd written.  I'm NOT going to share it here because well... I'm not going to identify the person I'm about … (5 comments)

aaa: Ask an Ambassador: what's appropriate for an agent's photo? - 03/24/17 02:12 PM
First let me start by saying I don't think all markets are the same. There are markets where a professional head shot might be a must and other markets where a casual snapshot would work.
I'm inspired to write about this subject today because yesterday Kim Darling wrote a post asking for opinions about a new profile photo to use. So many questions... do you use a pet in your photo? a child? casual dress? professional? suit?
As for MY market, no agent wears dress clothes to work. We even wear business casual to closings around here. I work in a market where we show … (12 comments)

aaa: Ask an Ambassador: add a link to a comment or not? - 02/25/17 11:46 AM
Today when reading on ActiveRain I came across a question and answers and while there were a lot of answers, none indicated where I believe the answer can be found... the community guidelines.  I seem to recall a time when they were easier to find and I might be missing a link somewhere.  But if you use the sitemap link at the bottom you will find the "COMPANY PAGES" The screen shot here is what displays.  The Community Guidelines, Weltanschauug and Terms of Service set for the rules of engagement for member to member comments.
Now like the English language I feel … (9 comments)

aaa: Ask an Ambassador: why should I care about my most popular posts? - 02/17/17 01:16 PM
Earlier this week I saw a question that asked "what is your most popular post?" I saw a lot of people that I respect a lot who said I don't have time to look for that, who cares, what does it matter etc. Well I thought I might talk about why it matters, at least to me.
First, defining popular post for me has zero to do with comments.  I love my AR peeps, but your comments don't keep me coming back here. I do love learning and reading your posts too though.  But for me, popular is those that have the … (33 comments)

aaa: Ask an Ambassador: public profile on facebook or no? - 01/27/17 11:19 AM
While it's a very personal decision and I totally respect each agent to make their own decision, but I want to talk about the whys behind my decision to not keep it a secret that I'm an agent and NOT make my cell phone and office phone top secret information on Facebook.
I didn't begin that way.  Like many others I used to post only so my friends could view. But in the end putting something on social media in any form isn't really private.  Any person you think you are friends with could screen shot your private post and it could … (34 comments)

aaa: Ask an Ambassador: what about those on line reviews? - 01/13/17 09:09 AM
Thankfully we're given the option here on ActiveRain to post testimonials. So when our clients send us a note card or leave a nice review on line we can place it here ourselves and have total control of what is on our profile. On Facebook business pages we can have reviews on or off, but what about those other places, Trulia, Zillow, and Yelp?  We have MUCH less control.
With Zillow I am aware that you get a inquiry phone call, but that person is not actually ever your client then generally speaking Zillow will take down a review. When you leave a review … (43 comments)

aaa: Ask an Ambassador: why limit the characters in headlines? - 12/30/16 10:57 AM
While you can keep typing that headline after 70 characters, there is a good reason not to put important stuff past 70 characters.  But there is a REALLY REALLY good reason for the count.  You've heard about the Google spiders right?  Well they read headlines.  But they only read the first 70 (approximate) characters.  So anything after that is NOT going to help index and rank your post. It's not just important on ActiveRain, but a habit you should adopt for your WP blog too if you have one.
I also want to take the time to point out to you the … (27 comments)

aaa: Ask an Ambassador: what does your post look like on mobile - 12/16/16 01:29 PM
Do you check out your post in other formats besides the one that you type it on?  I posted a photo on my iPad once and it looked fine for me, but then when I answered a comment on my PC I saw my house was on its side.  Yikes.  And consumers do search on their phone and find us. Half of my traffic to my site is from a phone or tablet these days.
I actually generally at least once a week pop over to IE and edge and Safari to see how my posts look.  Why? Because I still get … (28 comments)

aaa: Ask an Ambassador: what creative thing can I do with my reviews - 12/08/16 08:31 PM
I'm going to share a secret that I have. I'm not sure I've actually ever told anyone about part of this.  I was sitting in a room with a LOT of smart rainers a few years ago and one of them was talking about the great video testimonials that doing and posting to her site and you tube.  We were all impressed and talking about some of the different things we could do.  Someone suggested buy a "review" url.  So sitting in that room armed with my laptop I did just that.
I bought www.lakesinclairagentreviews.com It was a great idea.  I then built … (35 comments)

aaa: Ask an Ambassador: Q&A, not just for ActiveRain - 11/18/16 02:00 AM
For most of the past 8 years I've developed some really great friendships here at ActiveRain.  I have a group of "go to" people that I ask question when I have one.  You know the kind of things you don't and shouldn't put on Facebook... like "if your seller is doing this what would you do?" and then the "what CRM do you use?  What do you think of real bird? What kind of camera are you using?"
And when I visit the Q&A I see that some people are using it by placing the questions for all membership... which is … (13 comments)

aaa: Ask an Ambassador: where do I find the contests for the month? - 11/04/16 06:52 AM
There's a group for that. ActiveRain Contests      I don't always do all the contests anymore.  I've switched to the "if it works for my own personal blogging plan" or if I have some free time and think it's a good idea.
If the contest is about helping other agents I try to do it.  You know if it's about sharing ideas. I sometimes skirt around the specifics so that if my local competition is reading it they won't know the exact neighborhoods or the exact things I'm doing. But often I've shared privately with agents outside of my market many … (6 comments)

aaa: Ask an Ambassador: are you prepared for cyber attacks? - 10/21/16 06:22 AM
In light of today's cyber attacks that have some folks out of doing business today....
Read about Cyber attacks here.
I just signed a document a little while ago on authentisign.  I also had updated on offer this morning on Transaction Desk. Now both those sites are down. I still needed to get a document to my client for signature.  It needed to be signed electronically. I have a backup system.  It's still up.  Do you have a backup system?
Do you have just one website?  Is it up and running?  I have two and while from time to time there have been outages that … (8 comments)

aaa: Ask an Ambassador: Are you getting any business from ActiveRain? - 10/07/16 05:09 AM
I've seen this question a lot lately.  And sometimes it's hard to have a specific answer.  I am a numbers person. I follow the numbers.  I look at my weekly Google analytics number every week. Because I ask EVERY consumer that contacts me "where did you hear about Lane Realty" and about 75% of the time the answer is "the Internet".  Well that doesn't narrow it down much, but digging behind the scenes into my analytics does help me to know the answers. This is my over all numbers for the past 7 days. Obviously I have a good organic SEO … (40 comments)
