One of the most frustrating situations we deal with day in and day out in our high-cost area is lack of inventory. The question from a client, "there's no inventory out there. Any insights?" is one I hear quite often. My response to this client went something like this: Our low inventory certainly is a problem. You've seen the result--small homes needing a lot of updating/remodeling selling very high and very quickly, usually in a mater of days. One example: a house in one of our Peninsula towns closed last week. Listed at $1,399,000, it sold for $1,610,000 in 8 days, with 14

inventory: Looking for a 3-bedroom home in Belmont, San Carlos CA

Even though it seems that inventory has increased, it remains hard to find a home to purchase in Belmont or San Carlos California. On our MLS today, Belmont has 20 active listings, 12 single family homes and 8 townhouses/condos. San Carlos has 23, 17 single family homes and 6 townhouses/condos. I have a buyer actively looking for a 3 bedroom home in Belmont, or in the San Carlos area serviced by Carlmont High School where her children currently attend. inventory: Inventory this morning in San Carlos

There are 70 active listings for single-family homes in San Carlos, CA this morning. 25 homes have pending sales, an absorption rate of approximately 3 months. Condominiums and townhouses tell a different story, however, with 28 active listings and only 5 pending sales. There are tremendous opportunities today for investors, first-time buyers, parents wishing to help children get established, children wishing to help parents downsize, etc. Who do you know who could benefit in today's market?
